It only costs $ 1000 (roughly) per year in taxes so it is pretty easy to keep . Unfortunately 90 % is wetland but produces great hunting !  I've been thinking if it doesn't sell to put it in trust for 25 years and after that turn over to the State (not back to the town) ! Been running around those woods for over 50 years !

    Assuming an average yield of 50 lbs edible per deer, that works out to $ 30 per pound, just to cover the $ 3k in property taxes.  
     

    That sounds very expensive.  You could probably buy Wagu fillet mignonette or Alaskan king crab cheaper than that.  I always shoot for $ 1.00 per pound on my venison, including most input costs.   
     

    I don’t consider property taxes on input costs though, because I need elbow room anyhow.  I just consider stuff like hunting license, ammo, fertilizer, fuel, and herbicide for food plots (I usually get free seed).  I also don’t consider equipment costs, because I need that for property maintenance and gardening anyhow.  
     

     

    It’s about the hunt not the price of the meat .. let’s face it , factor in license , guns, clothes etc and it’s an expensive meat .

    Like fishing .boat , Rods and reels , fuel, etc

    I don’t look at it in dollars and cents

More important you aren't considering all your sweat equity your giving away for free. I would think for 3K a year you could finance a smaller parcel that would suit your needs and you would own it. You might have to travel a bit to it but there's nothing like owning your own land. Good luck.

    Yea I’m spoiled because this is so close …I have a few other smaller pcs I hunt but this is the only larger pc I have to myself .

    Ha yea this is far from that , it’s in the country , no gas , water , cable , sewer etc

    It can’t be subdivided due to lack of frontage ..

    I think he overpaid but … there is nothing around here for less with that kind of acreage

    So, to point: it's never great to lose land, but it sounds like you've only been hunting there for two years. What about properties you hunted previously? And 3K a year for 60 acres isn't totally outrageous for a prime lease, but it's high. If you were willing to pay that much, you could likely find bunches of options.

    Continuity is nice, but I'd take a good, long look around before proposing your solution.

    Yea this is in the fingerlakes and you Will not find 60 acres for less.. at least I’ve not seen it .

    I wouldn’t even call it prime farm land , it was planted at one time but hasn’t been for years .

    There’s a 22 acre of here I liked that again had very little woods but boarders farm ag fields ..

    130k , and they don’t last long,

    You get people from the city or New Jersey and a couple guys that want hunt land , that price is nothing !

    The days of buying land for 2k and acre or even 3k don’t exist .. at least not around me

    Original intention was he WAS planing on building a house on it .. plans changed and now he doesn’t have any plans and that’s why he’s thinking of selling

    Even with that inflated cost, Luber would still be ahead, when it comes to cost per pound.  ($ 6k for 500 lbs of moose meat compared to $3k for 100 lbs of whitetail meat.).  
     

    He’d  be getting 5x the (better) meat at just double the cost.  

     

    That’s if I only kill one deer there , I have 5 or 6 tags

    He paid 270 for it 2 yrs ago then built a pole barn on it

    thing is , people are paying stupid money for land ,, 4 or 5 guys get together or guy from New Jersey or NYC come to the fingerlakes ..

    they have money

     If the place is paid for. Where are they going to live for what they pay in taxes on that property?  Knowhere !    Use that and just maybe some common sense might just kick in.  Good luck.

    ??? There isn’t road frontage for lots .. it’s just vacant land , no houses ..he bought the land two years ago ..not sure he would pay taxes on the sale ??

  10. I’m upset but I get it,,,I have exclusive on 60 acres close to my house.. I post it and maintain the property , mow , brush hog etc

    Also work for free whenever he calls at the stop if a hat …moving stuff , fixing stuff , working on their cars etc.

    He now tells me he may want to sell.. he isn’t ever going to build or do anything with it etc.

    Problem is he has about 320k into it.

    Is mostly open land boardered by ag fields

    Maybe 15 acres woods.. I hunt it alone.

    I know he’s going to want minimum of what he has into it ..

    Im going to offer to find a farmer to lease the tillable and I’ll pay the taxes of (3k) a yr…

    But I doubt that’s enough….sucks but it’s not mine 

  11. I’ve been hunting since I was 14 and I’m 64 now

    This 8 point in shot last year is tougher than show leather

    I hung it and everything the way I always have .

    Even the backstraps are tough .

    Ive used tenderizer etc doesn’t matter 

    If I slice them 1/8” thick and make cheese steak subs will that make them easier to chew

    I'm reading the above form that says that a physician must sign that the applicant has a disability that makes them incapable of drawing, holding, etc. a legal longbow. Is there another form that now identifies diabetes, hypertension, etc as qualifying disabilities? 

    I didn’t have a Dr sign mine

    where it said “ drs signature “ I put “ see attached”

    and attached a copy of my office visit stating I had rotor cuff inpingment

    emailed it and had the permit in less than an hour

    But they said if it turn into permanent they can reissue next year

    maybe by then they will open it for everyone .

    I wish they would give me a permit to use rifle during bow :)

    I still have a hard time pulling back the crossbow plus I could get out before it gets real cold .. I’m getting soft in my old age :)

    the Dr tells me this is a rotor cuff impingement .. I’m icing it and doing the exercises but I don’t see any improvement 

    they want me to take meloxicam but I’m reading the side effects and it doesn’t sound good

    Nope … it’s for people with an injury that can’t pull back a bow , the permit says right on it “ for use with an UNmodified crossbow to be used during regular bow

    I applied for mine online and received it in less than an hour

    Mine is temporary unless my shoulder doesn’t heal, then can be made permanent

    Maybe there is one for cases like you described too ???
