Good luck with him next year! Should be a nice deer. Sorry if I missed it but what's the latest word on with the property your father was buying?

He didn't buy it. The seller didn't want to pay for a survey and my dad didn't want to pay for the survey. The title company would only write > 10 acres and not 20 acres without a survey. So my dad was able to get out of the deal and his $ back. The seller has already come back once trying to re negotiate. So we'll see what happens down the road.

How much would the survey cost?

That's the crazy part. My dad was quoted $8k for basic 4 corners or up to $14k for multiple points.

Holy crap that's a lot. Maybe you can split the cost of it. If the property is worth it, then 8k isn't the end of the world. Although at the same time this should be the sellers responsibility.

Yea, but $8k on a $50k property is a crazy % of overall cost. So it's on the seller now. We have upper hand, hunting season over this year anyway and he's stuck paying taxes for another year.

Good point I never thought about that. Over 10 percent of the cost of the property. Well I hope it all works out for you. I don't think he'd throw the sale away since others will probably ask him to do the same. From what I remember it was a good looking piece of property.

Monday 12/21: While I'm at work, my Dad is hunting with xbow.

I got 2 texts from him so far.

He saw 4 deer this morning at 715am; 2 doe, 2 fawns.....no bucks yet.

At  930am he saw the broken up 6 pt we have pictures of walk by at 45 yards. So this buck is still alive, and is indeed broken on 1 side. My Dad is comfortable out to 40 max, so he didn't shoot. My dad was sitting 20 yards to the right of where I typically sit, so if he was sitting in my spot or if I was hunting today it would have been 25 yards! Just my luck.

It'd make a dandy Christmas present from son to dad, with love.

:)

PS.......Weatherby doesn't make a front stuffer, AFAIK.

Lol our 12 ga deer shotguns are browning actually, so not all weatherbys for us. Our double barrel shotguns for small game are Charles Daly.
