    good to know, Ill look into those ones... These powerowls which had great reviews dont even make any of my spartan cams show full battery after a full charge. its crazy

  2. So I run all Spartan Chosts or GOlives and decided to go with rechargeable batteries for all of my cams. I went with power owls from amazon and they claimed 1.2v / 2800mAh.

    needless to say, on a full charge the cams do not show barley half charge. Im going to return these... anyone with a ghost cam or go live running a rechargeable ? and what are you running?

    or what are you guys using in general?

    "They never took to new growth at all after cut at the base." Do you mean you saw no regrowth on the trunk if you cut low enough?
    "By terminating those giant popel, really shot up some great regen for the understory." But you saw a lot of suckers shooting up nearby? That's what I'm after. Dropping six to start new growth. Leaving six mature to feed grouse.
     
     
    Typically if it's a mature popular, no, you wont see much regrowth at the cut if any at all. You should see some lateral root regen from that cut, which is better !

  4. I have about 7 acres that is full of Poplar and pine trees. The pine trees have mostly died out because of the real big poplar trees. This acreage is a mess because of a lot of fallen trees. Deer love to bed in it. I was thinking of cutting them all down and letting that area start over. Geno you would leave some up?
    I would leave some standing for sure.. by falling so many, it will become a mess, especially if they're big trees.
    Stump cut many but you can also hack a squirt to terminate the others to reduce the canopy and stimulate the under story.

    Once you stump cut those popel, it does promote lateral root regen, you typically won't see the stumps grow but that lateral regen will pop! Deer love it, good quality browse and great cover.

    I went back in last week and clean more exit paths in and out in the hinge area of popular, thats key. Deer won't bed in there much if it isn't safe to do so , so keep that in mind. I have some great regen occurring in my popular cut area

  5. Ive clean cut poplar when creating my bedding area last year in april. They never took to new growth at all after cut at the base. If theyre big like mine and I can do it over again, I wouldnt have dropped as many large ones as I did off the bat, I would have dropped half or so and either girdled or hack and squirt the rest. By terminating those giant popel, really shot up some great regen for the understory.

     

    I went back in recently and cut more escape routes and out of some pockets and will def do the trick. To answer your question it is not too late to cut those trees. 

     

  6. With the new "holiday" ML season, I am going to have to bump up my corn acreage a bit this year.   I never had to worry about it lasting past mid December before.
    The coyotes helped me keep the coons out of it last year, allowing my 4 acres to last until then.  I dont know if I can count on that this year, because my neighbor has taken out quite a few coyotes with his traps.
    I guess I will be doing some extra corn planting this spring and some extra coon trapping this summer.
     
    I planted biologic winter bulbs and sugar beets and ill tell you what, when that snow came they were in those beets tearing it up. Took them a while to warm up to it but when the snow hit they were in it and when it got super cold and more snow they were in there like clock work every evening at the same time. The 150 I was after was in there every evening watched him a few times while in stand and one evening with the bow he came out, fed for 30 minutes at 40 yards and when he came in closer at 20 he looked up at me and walked off. Was the coldest I've ever sat in.the woods. Felt like it was below 0 with the wind.

    I have about 2.5 acres of corn on the list and 3 acres of the beets again. I have never smelled anything so sweet and strong smelling as the winter bulbs. Even right now, if you walk 200 yards down wind of them, you can smell them under 20 inches of snow. The bulbs were the size of basketballs!!

  7. Sweet setup. That tractor will save you well, and don't worry about all the haters of that fantastic hydrostatic transmission ! I have a friend with a 3410 and it does everything he needs it to do. Please feel free to tell us how well it works out for you

    Yeah I actually love the HST, I had a geared tractor but this hst has loads of power and I know it will do what I need it to do. I need it for trail maintained and food plots. Maybe digging a few holes and hauling some trees around, she has plenty of power. I just wanted to make sure it could handle the no till drill, that thing weighs alot !
    I'll definitely have some updates on it, videos as well of it planting too...

    A land owner does not HAVE to do anything like that. If a purchaser buys land locked land willingly and does not do their own due diligence, that's on them... They DO have the right to try and negotiate a ROW from any bordering land owner but any land owner who owns that property in its entirety does not have to provide access to the land locked land.    

    Unless this is a law just passed this month, Ive never heard anything like that. I have created subdivisions, split parcels, rezoned land, had to be in front of the planning board and ZBA many times and Ive never heard of a law requiring a land owner to provide  access. 

    I can give my attorney a shout and ask him tho.

  10. Decided to get a bigger tractor (35hp) and bought a RTP Genesis 3 no til drill the other day! I think this is going to be a life saver for me! I have roughly 15 acres to plant throughout the farm. Corn, beets, soy, clover, switchgrass and screening.

     

    Anyone have one of these no tills? How does it work for you?

  11. Are you asking about prior land locked land or if a land owner was to to a parcel split or mini subdivision split today?

    If land has been land locked for instance, 20 years, an adjacent land owner is not required by law to give access to the land locked land. 

     

    If a land owner is subdividing their land and looking to sell and the parcel is locked, that owner would have to provide access to that new parcel. It can not be locked and no attorney will allow a client to purchase the new land if it was locked with a hand shake for access without there being a ROW that conveys or something in writing.  

    There is no law to my knowledge that requires a adjoining land owner to provide access to a land locked parcel behind them that have been locked since the split dating back how ever long. People buy land locked land all the time at tax auctions, their attorney can not strong arm a adjoining parcel to provide that buyer access..  That land locked owner from tax auction would now have to find every owner with road frontage and start trying to sweet talk a deal and purchase a ROW. Once a ROW is in place it can often be looked at as a negative for resale, once you give access to a lot behind you, you become a Servient Tenant making the land locked lot the Dominant Tenant and can use that access when ever and bow ever they want.

    Hey Rob

    I have bought a home without them before, only because they weren't owned by the seller. Was not an issue selling that home either.  I have represented many clients in land purchases over the years on parcels where OGM were not conveying and I have negotiated those rights for my buyers. Typically it is not something I advise my seller to hold back OGM, ever. I feel the buyer pool is limited unless a buyer absolutely just wants the land for hunting and recreation and does not care about the rights and those buyers pale in comparison to those who want them.

     

    Just remember, everything is negotiable ... Some sellers are tough to deal with in conveying those rights but even if something is listed as negotiable or do not convey, I always push for the OGM for my buyers. A buyer should have something in its entirety. The land I own, I own all of the rights. Sellers these days feel they are going to strike it big in gas one day but forget we've had a moratorium since 2008. NY has pissed off gas companies and I dont see them fracking anytime soon.. Are you being represented by an agent? and is the land deal on or off market?
