  2. Gino, good luck with your land search. You would think with the Obama administration trying to make us feel we were on the verge of the greatest recession since the Great Depression. That land prices would be much cheaper than they are but far from the truth. I have property in Sullivan County near Fremont Center and prices are up, if we were in a near depression you would think prices would be much lower. Dave
  3. I stand corrected! Would this also apply if the owner sells his property to someone else? Or is this law only on foreclosed property. Most times the amount of the the gas companies give is more than the property is worth. Dave
  4. Doc, if i remember right there were some issues with the heated topics. Some were actually removed from the site and censored by the administrator, then shortly after the site went blank with no explanation. Dave
  5. Guys it seem a lot like the same petty stuff that was the demise of The empire Ny site. Lets not ruin this one too many sportsmen enjoy this site. We are many, they are few lets not get hijacked. We all have something to say just do it in a civil manner with respect for the opposite view. Lets share and appreciate what we get from this site. I enjoy the give and take like most of you, we all have our opinions and ideas to share and learn from each other. Dave
  6. Hector, not too sure about that, all mineral rights belong to the land owner. County can't take the rights to the minerals under your land on private property. That is the law in N.Y. But some states do claim mineral rights under your property like in Texas. If that was so who would buy property in Broome county? Dave
  7. Gino, also google The River Reporter it will give you the current status on gas drilling in Sullivan, Delaware and Broome county. Dave
  8. Geno, you don't want to buy land and later have a gas company come and start drilling gas wells on your property. And you can't stop them. Dave
  9. Bubba, I agree it is better if you own the land by yourself. I went against my better judgement when I went in with these guys. It's the old story tell them what whey want to hear and that's what happened. Supposedly we were to have this land forever, passed to father to son. Never have to hunt on public land again. But just before the gas companies were looking to lease land some of the members were looking to sell out. Which wasn't the deal, so having the gas companies looking to lease land changed their minds. They all think they are going to strike it rich with lease fees and royalties. So no one is looking to sell, they don't want to leave any money on the table. There is a lot to be said to get things in writing, a hand shake is worthless these days. Dave

Bubba/Geno I know how you feel, owning property with different personalities can be difficult. 16 yrs ago I bought land with friends who already had land in Delaware county, they had 78 acres that was a dog leg to the right. Well there was over a 100 arces right under them all the way to a dirt road. Close to sullivan county northern border. Every thing was fine till the gas drilling of the Marcellus shale started coming into our area. Which I have to say I am not in favor of, to destroy the land I have come to love breaks my heart. But I only own 1/6th of the land and all the other owners want the money that will come with the lease. I tried to reason with them that the land and water will be affected and the land will never be the same. To no avail they just want the money. My only saving grace in this matter is they have been waiting a few years now for the drilling and it has not started yet and they have received no money yet. The crazy thing is that they really don't need the money, it must just be greed. But about 14 yrs ago I bought 20 acres next to the club property which will never be drilled for gas. I am happy to say that the club property produced no deer for the members and my 20 acres got a doe with the bow and one of my family members shot a 6pt buck. If I knew they would treat the land this way I would have never invested with these guys. Dave
  11. I am with you guys. I guess we have a hunting season because they don't want to lose the revenue. If the liberals had their way they would vote to take away out hunting heritage. We have to stick together the more noise we make the better off we will be. This is my first real post. thanks guys. Dave

    Glad I found this site after the last site like this one closed down. Like to hunt with bow and gun, and the give and take of useful information from the members on this site. Hope to contribute to some of your posts in the future. Dave
