I have a question, what is involved in leasing a 46 acre parcel of land that is for hunting land, ? would it be for the whole year and would exclusive rights to hunt be on it, and can the leasee put in food plots if desired, what kind of use would they be entitled to, just hunting, or would they expect use year round for camping and such as well?

what kind of dollar amount would be reasonable and worth it for both parties involved?

the land is mixed harwoods, pines, open fields, trails, some tree blinds already set up on productive trails, easily accesable, just checking on options with this piece I have for sale, I would rather sell it , but , trying to figure out if its worth it to do it another way, I see people looking for leases alot,, and the "neighbor" just leased his and its almost 90% open fields

    thanks pat

Where is it located ? I’m looking to buy some land

I have a hut on a field not much bigger , this year the farmer mowed the whole thing for me instead of just lanes I had in the past . I like it much better they crossed those lanes pretty fast last year ( first time I ever hunted it , although its been there 8-10 years ) .

This year I sat in it the Sat prior to gun opener and had a nice 8 walking all around it, these pics are two days prior to OD 8, 8:14 AM , you can see my hut in the open 70 yards away . My time and camera time there is limited though .

They should be hammering that Timothy !

Put out a couple more blinds / stands , seat time during the season is the best “ scouting .”

don't go with spring steel blinds. buy hub style despite more expensive. spring steel style won't hold up to snow load and they are a major pain to put up and take down. i bought them often because they were cheap but won't anymore. can't shoot a vertical bow out of them either.

Is the doghouse a “ hub” style ?

  4. I own a 6 acre pc that is bordered on two sides by farm fields and across the back by a big pc of woods.

i have a box blind facing the woods but about 2 acres between me and the woods

behind my blind is a 150 ft deep x 400 ft long patch of woody skrub etc

the deer tend to bed in this patch, I’ve killed does the last few years either crossing my field from the woods or jumping them out of the skrub behind my blind..but rarely see a buck,

the 2 acres between my blind and the woods is mostly weeds golden rod and some Timothy hay etc, it gets 6 ft tall

i usually mow it in late October...

ive been told do not mow it let it stand head high and just mow a couple paths from the woods to the shrub behind my blind

because the bucks won’t cross the open Field during the day...

but by mowing I thought it created food nice new grass etc..

it got covered with snow early this year...

not sure how best to handle

and and all info is appreciated

The only way to plant corn without plowing or tilling is with a no-till seeder.  I don't think you want to buy one for a couple acres of corn.

The point of a food plot is for the critters to eat it.  There shouldn't be enough corn (seed) left for it to grow.  On top of that, corn likes to be planted fairly deep.

Soybeans are easier to grow.  Others have managed to seed them with a roller or a crimper.  I use a rototiller and a roller.  I have never had soybeans reseed either.

So would there still be beans left at this time of year or say November ?

Baiting deer is illegal. Technically your neighbor could be fined also.

I understand its illegal to bait deer, but I hardly think anyone could or would fine an 90 yr old man with birdfeeders in his back yard with sunflower seeds in it that the deer come and destroy....I love to hear a judge fine someone that cant feed birds in their yard...

  7. I own 6 acres where my box blind is...it is pretty much open and faces a set of woods of over 100 acres.

The deer tend to bed in a 100ft wide skrub hedge behind my blind...and when NO snow, they come out in the morning and late afternoon and eat the hay / grass...but this year we have been buried the last few weeks in snow...

Id like to do something for next year, feeder ?? Or plant corn and leave it standing in sections ?  Something taller that a foot of snow wont cover ??

This snow seems to have them shut down,,,,at least for me

  8. This sucks,,, I see tracks covered in snow so I know they are moving at night...

Then I head home at noon and see deer in my neighbors back yard eating out of his bird feeder at noon !

Maybe I need a bird feeder

Only upside is I’m seeing the routes  they travel ... now weather they will still use these next year ???

Maybe tomorrow people will start pushing them around

i assume they are moving at night because I’ve seem zero during daylight hours and I’m out every day

  9. That's the problem..the winds most times the wind is west...so its at my left side when in the stand...but...the deer come into the spot from the south and north...I cant really get the wind in my face and watch the trails in this spot because to get west of the trail I would be on a VERY VERY steep bank...

  10. Time is ticking and no deer yet...I hunt what you would call a gully.. I have a tree stand that I killed a buck out of two years ago but the placement is tough...first there are very few BIG trees, I have it on a small tree...the shooting rails creeks sometimes if you move just right...and its very close to the intersecting trails...im thinking too close.

There IS a nice BIG ash tree that is away from the trail but its on the down side of the hill/trail and im thinking I will be more eye level with the deer , although it is about 30 yrds from the trail...

there is only once somewhat level spot too...again the whole area is a gully up both sides, all wooded except this one small spot...but I have seen BIG bucks in here and tons of rubs/scrapes.

Im now thinking maybe a ground blind ?? Like an Ameristep Doghouse...brushed in on the level spot about 30 yards from the trail ??
