Parents signed the contract today. Hopefully all goes fine with title company. Definitely has a ROW to the private road, but the question is if there is a ROW to be allowed to drive on this private road to get to the land. Should know in 10 days or so, then closing soon after if all checks out.

Exactly lol.  Just hope the ROW thing works out. If this was a town/public road, there would be no issue since there is definitely a ROW (65 feet wide) from the private road down to the big lot of land.

Hit a few road bumps with ROWs and deeds but all appears fine. Hopefully closing next week.

Closing today. My Dad did a final walk of the land yesterday and ran into the neighbor who doesn't hunt, but isn't against it. He told my Dad there is a resident bear, my Dad figured the guy was full of it. But then the guy pulled out pictures of it in the backyard. Would be cool to get a bear in Putnam County, I would guess only a few have ever been taken in Putnam. He also showed my Dad some pics of coyotes, a bobcat, and some small bucks.
