I will be setting up two blinds this weekend and I've been looking for some comfortable seats to put into the blinds I can use for bowhunting deer and turkey. I have a sling seat/stool I've used in the past but after sitting 2-3 hours, . . . Oh! My aching back!!. I've researched online and have found one called the Huntmore seat but it's $200. Oy vey! Costs more than my two blinds together. I was thinking of trying one of those triangular stools with the fabric but after speaking with other hunters shopping at Dicks, they don't recommend them unless I want to be singing in the boys choir. I've read on other forums that some guys use camp chairs without arms. I can't find any for less than $50. I was thinking of taking an old camp chair I have sitting around in my shed and sawing off the arms so they wont get in the way of my drawing the bow. What 'cha all think?

Orion. We don't have a problem if he chose to hunt on his land. We just don't want to hear continous gun fire all day long. Of course when we meet him we will feel him out first before anything.

Easements to use driveways and right of ways are similar to ovenants and restrictions preventing use of certain lands. Courts do uphold and enforce both. Especially where the land is landlocked and the only way to access it is through a neighboring property. No we had permssion from the owner separately. It forbid him from leasing, renting or sellng to others. I made sure of that. The reason was because before it was subdivided the owner rented out to a local gun club and we wanted to make sure he could not do it anymore.

The good thing about it is when we subdivided and we took the deed to the approx 30 acres we included a covenant in the deed that restricts the sale or use of the adjacent lands for purposes of hunting, hiking, camping, 4wheeling and the like. I already contacted the sellers attorney (same as the one who represented the seller when we bought) and reminded him of the restriction and he was aware of them. Though he is not sure what this new buyer plans on doing with the land.

I originally had my stand up in that corner but never saw any bucks. Only saw doe and that was even during all day sits. We took it down and put it on the other side of the red line along the tree line to the bottom left where the star is. That's where I got my first 5 1/2 pointer and a doe two years ago. But we got some big bucks on camera along the red line. So we are putting at least a blind along that line.

Probably not drawn to scale. The lines to the left of the red line probably goes further into the woods to the other side of the tree line. But we own 28.976 acres according to the deed. I think the total amount of acreage for the entire property before it was subdivided was 123.something.

Maybe he's looking for areas to bury some of his skeletons??? The ponds are man made about 25 feet deep. with a few possum swimming around, trout and other fish. The water is moving water that comes form a stream off the property.

The L-shaped figure is a barn/garage (used to be a poultry farm/fruit tree farm 50 yrs ago) The house is just above and to the right of the top of the barn. I know there are a lot of deer on the property with some decent size bucks 6pt and better mixed in with some cow horned spikes as well as tons of doe. When we sit in the tree stand that is in the middle of the tree line along the right thicket we can hear bucks grunting behind us at the top of the hill which is the logging road. That's why we plan on moving at least one stand to the far upper right hand corner at the end of the logging road.

True. We just don't want to be sitting on the deck up at the house and hearing the gunfire every weekend. Unless the gunfire comes from our firearms during the season. I sure as hell would put up a stink and get it shut down quickly.

I don't think they're treehuggers. The guy who bought it is a retired Nassau cop. We are concerned that he may try to set up a shooting range or just go up there with his cop buddies and just target shoot. Have not met the guy yet but learned this through the seller. Hope to meet up with him this weekend and feel him out. For now the only way he can access that property is through our driveway to our parcel since they have not harvested the soybean yet. Our neighbor across the way keeps an eye on the property for us and gives us the heads up on what is happening. You can build on the land but close to the road - toward the bottom to the left of the soybean area is buildable.

I never thought that the remaining 90 acres would EVER be sold considering the fact that the property is really not buildable on that end. And I can't imagine someone paying upwards of $400K just for hunting lands if you can't build on it. We are going to try to get permission to hunt and if all else fails, recovery rights. I'm crossing my fingers, toes and anything else I can cross . . .
