Contract isn't signed yet. But good point, thanks. Similar to allowing visits to a house before closing, I agree about working the posting rights into the contract.Though with no banks involved, the contract to closing timeframe may be very short anyway. Sent from my iPhone using Tapatalk

That's where we are torn. I thought my Dad should post his number. He thinks he shouldn't post a phone number. Sent from my iPhone using Tapatalk

So my Dad reached an agreement on price to buy land. Hopefully everything goes smooth with attorneys and a closing hopefully in the next few weeks. Then what? Would you post the land and setup tree stands (for xbows)? Or given that it is so close to deer seasons not bother yet at the risk of disturbing things right before the season? We've never used treestands for the xbow so we may buy 2 ladder stands. But again, maybe we should wait a season or two until we know exactly where best to put ladder stands? The current owner said the land has not been hunted in 5-6 years by his father who passed away last year. The property (20acres) is filled acorns everywhere. The owner said his dad used to hunt on top of a slope where deer would come up from swamps on neighboring property (115 acres - no hunting), so that's probably where we will try first. The owner also showed us which trees the turkeys roost on, etc. Thanks to the guys who helped me in the other thread regarding ATVs. As of now, we still have access to private 8 acres we have hunted since 1993 about 5-10 miles away from this new piece. So we will still hunt there a few days. Sent from my iPhone using Tapatalk

Cool nontypicals. I've never seen a nontypical while hunting New York, except for those ones where they have some holes in the antlers Sent from my iPhone using Tapatalk -

My brothers friend shot a doe that was weighed 201-209 dressed can't remember exact weight. It was the kids first deer and he had no idea it was big. He just thought it was a normal doe until the butcher saw it told him and weighed it. Not a whitetail, but this mule deer was 270lbs+ on the hoof. Sent from my iPhone using Tapatalk -
Good tip, thx. Looks like that tractor supply company sells some tent like sheds with good reviews Sent from my iPhone using Tapatalk

It was overpriced to start with. Not buildable land and the guys Dad died, so he probably just threw land on the market for that price not knowing better. Sent from my iPhone using Tapatalk

Yes. 27% off current asking price and about 65% off the original asking price when it went on the market about 10months ago. His is now $5k below what he was willing to pay for it, so everything now is gravy. Might be able to get the land, an atv, and trailer for the price he would have paid for just the land. I pretty much negotiate contracts for a living so my emails were probably mind blowing to the realtor. Rather than give in now, trying to split the remaining $10k and finalize this. And 5 minutes ago another counter. I drafted all the emails for my Dad. Got the owner down 27%. He says he's at the bottom line, but I'm not sure. Only $10k apart at this point Sent from my iPhone using Tapatalk

He made offer on Monday, they countered yesterday, he made 2nd offer today. Hoping for the best Sent from my iPhone using Tapatalk

I don't think it would work. This trail probably was in good shape many years ago. But now it's washed and pretty steep. Funny thing is there is an old rusted and broken down jeep on the property. Someone must have flipped it up on the property back in the like the 1960s if I had to guess. Sent from my iPhone using Tapatalk

1 more question for you guys who used ATV's to drag deer. Are you putting the deer up on the ATV or dragging it with a rope? Not sure a rope type drag would work on this property since the drag would be down a steep hill. I would think the deer would keep sliding under the quad.....

The 8 pointer to me does not look the same age, as these smaller bucks from the same exact location. This 8pt from last year looks older than the deer above. But maybe I'm wrong? Again, I'm not expert just judge based on previous history with DEC Sent from my iPhone using Tapatalk

I'm just going by the 30+ bucks we have taken off this property since 1993 and what the DEC has told us when they pulled teeth. I'm not an expert on deer aging by any means. I'm simply going off of past experiences. If this 8 pointer is a 1.5 that's great. Sent from my iPhone using Tapatalk

I'm not talking about Putnam in general. I'm talking about this specific area of 8 acres we hunt. My dad has shot several 7-9pointers, and whenever the DEC is Amatos butcher they say 3.5 for the most part, only a couple were 2.5. I thought for sure my 8 pointer in 2007 was a 1.5 but DEC at Amatos told me 3.5 based on the tooth. DEC told me 2.5 on this 4pt from 2012 If this 8 pointer on the cam this year is 1.5 that would be great. I think he's at least 2.5 though. Sent from my iPhone using Tapatalk

Not around here man. Every 8 point we ever took the butcher was 3.5 according to DEC who is there pulling teeth. Very rarely do the 1.5s even get to 4pts around us. Sent from my iPhone using Tapatalk

Rob - most people are saying 30yds because this is NY and most are hunting wooded areas for whitetails. This same question would be without a doubt answered with numbers much higher than 30 for antelope, mule deer, elk, and even whitetails in other parts of the country. Coues deer for example are much smaller whitetails, smaller vitals, etc. and odds are pretty good you will never get inside 30yds. Most shots are probably in that 45-65yd range if I had to guess. I've hunted out west several times, it's always windy out there too. So with no wind they would probably be shooting even farther. These are facts my friend and if you don't believe me, sign up for bowsite and pose the question. You will hear about 80-100+ yard kills. It's not uncommon, no matter how much you think it is. They practice at 60yds everyday the way people around here practice at 20yds. Further, ive had 2 guides (Arizona and Minnesota) who both had 100lb compounds. The guy in Arizona had his custom made by PSE out there. I don't know compound ballistics but I'll guess that 100lb now is shooting just as good at 50yds as a 40lb compound bow at 25yds Sent from my iPhone using Tapatalk
