Gotchya, hope that works out for ya. From your previous photos, looks like you and your family have a nice set up there. I appreciate that Larry302, it sure would be a nice set up to be able to head to the cabin for the weekend and have Canandaigua Lake close to bring the family to. The wifes really pushing for the Naples/Canadaigua area, for things to do in the area. Not much to do in my current area of Birdsall, just 1 local bar. Been hunting there for almost 20 years, so much history and knowledge of the area. It will be tough to part with that area, but well see what pops up for sale.

I will find is Chas0218, I promise you ! It is everywhere- just need the right property to come up for sale. You're right there, land prices sure have skyrocketed. If we don't buy it now, our selves or our kids may never have a chance to own there own property. I sure wish someone in my family would have purchased a piece in the 80's or 90's when it was much more affordable and available. O well !

Hey Chas0218- that property in honestly a dream property of mine. Checks off every box I have, great size, great terrain, small pond, land cleared for food plots already, and some real good friends own the property behind this one. ONE PROBLEM- Its on a seasonal road off of a seasonal road, which are never plowed. I would really like to spend the holidays at our future cabin and periodic weekends. So unfortunately this property would not work, I walked this property last summer. Could have had it at a much less price also, it is really to bad its on the road its on !

Great size property Steve D , I am looking for a good portion of flat terrain. Both my kids are under 2 with a couple more planned, so I would really like a safe area for us to ride trails on 4 wheelers and snow mobiles safely. That task is appearing harder then I would have though, seems like most there are a lot of hill sides for sale out there like the one you sent me. Thanks for keeping an eye out though !

You got that right Grow, I honestly am still trying to sell myself on the property just because it is a dream price and amount of acreage. But then I remember what I just seen today, and theres NO WAY LOL . Thanks for the optimism Grow, I really hope the right place comes up this year !

Thank you everyone for your input on this. I walked the property today and it is unfortunate to say, but it is not the property for me. The property was about 75% swamp, I found a couple "Islands" of trees with dry land I would have really have liked to hunt, besides that the rest was a bust. The current owner is a heavy equipment operator and has 4 buildings on the edge of the property to store and work on his equipment, I I could see that being major noise factors during hunting season or just trying to enjoy some quiet time. The search continues for a property for my family and I to hopefully have before this hunting season !! The owner was a true gentleman and would be a fun neighbor, if this property fits anyone else feel free to PM me and I will give you his contact info.

Thanks for sharing you're knowledge of the area. I didn't think hunting could get worse then the state land I hunt in the Souther tier ,we normally get 2-3 bucks out of 8 guys a year there. That is dissapointing to hear about the small population of bears. Ever try a food plot up there to bring in more deer on you're property ? I am thinking a 2-3 acre plot in the middle of all that forest would be pretty successful.

You got that right, I am so excited to walk the land. Definitely not looking forward to the high of 12 degree tempature though, I don't have any snowshoes either. Hopefully it is frozen , but we'll see.

I was wondering that myself, he did sub divide 4 lots he has by the main road. So I assumed he knew the value of his own property, thats a big reason why I started this thread. I agree with the 1,000 plow bill being hefty, but as much snow as they get up there and the property for sale being the very last property on the road I think 1,000 will be well worth it to be able to access and not get buried over night. Thanks for the input

LOL I can't do that to him Biz, I think I am going to offer him 600 or 800 an acre yet I am not sure. I am walking it Saturday to access it and try to value the property as best I can with a foot of snow. Hey this may be the future ground of a Hunting NY get together, people bring the saws and equipment - I can't imagine a food plot right in the middle of this property. I can't see any agricultural any where in the area from Google Earth

I have always wanted my own slice of Paradise Steve , it sure gets annoying having people sit within my shooting distance every year on the state land I currently hunt. Also I really would like a large piece of land to practice QDM, plant food plots, tap maple trees, maybe even have an enclosed shelter to stay dry and warm lol Any one ever boat or fish at the Redfield Reservoir out there ?

You are spot on Four Seasons , I am thinking this may be a good combination of hunting and snowmobiling. I am real interested to walk the ground and look for sign, the current owners hasn't been on the land in years.

Agreed, it was dark by the time we got up there last weekend. I am going back up there Saturday to walk the property To bad I was hoping it was like the Old Forge area for Bears lol

That is so wild, I have never been around that much snow at once. We would definitely be investing in sleds in 2017, if we purchase the property. The property will be around 100 acres. He is still thinking of how much he wants to sell, as this is his retirement. Thats why I really want to make sure I am not short changing him, and I feel at 400 an acre he is really cutting him self short. I think it should be at least double what he offered it to me for, he knows a friend of mine. So I want to make sure he is getting enough and not to nice of a friendly deal. As I want to make sure this area will be sufficient to my needs, I like shooting 3 1/2 or older.

I have an opportunity to purchase land in Redfield, NY - Approx 3 1/2 miles from then boat launch on Redfield Reservoir. The land is about 1/4 off the main road, a stone road with a handful of cabins. Each cabins pays $1000 a year for snow removal to keep the road clear. The price is $400 an acre- rolly land, soft maple, pines and ash trees. Minimal tree values, gas and timber values convey with sale. An old timer is selling his land off from his house, I want to make sure he is not shorting him self or if thats fair market value . Does anyone have any educated estimates of land value per acre out there on a property like this so far off the main road ? Land value where I live is more like 1,000-5,000 an acre All I have ever done was big woods hunting, so I am use to seeing a deer or two a day. Is this also common out here ? Any input on the area of deer or Bear I would appreciate , I am after the big boys. Any input of the area I appreciate. I have attached a photo. Where the yellow guy is, is where the property starts.

Just curious do you know the hunts that will be auctioned off ? whitetail-elk-bear-etc.. ? I have never been to this banquet, but thinking of going to see these auctions and support the cause. Thanks Rick
