The property is located on Gillies Hill Rd in Birdsall ( Canaseraga). OGM Rights convey State land 2 minutes away Great hunting on site, mature bucks harvested yearly ( I know the previous owner). Locate a state you would like to go to first. Different areas in states or seasons require different amounts of preference points. I did my research and decided on a DIY state land rifle hunt in Vail Colorado in 2019. I will have 2 preference points for Elk and mule deer. In Colorado applications need to be in by April 3rd, I would recommend trying to decide your state and putting in for presence points this year. In Colorado I had to pay about $800 for both tags, the state kept around $80 and sent me the rest back in late summer.

Squares left to choose from are 2-3-4-8 and 9 The board has 10 squares. 2 Winners, Cost is $100 a square Payouts are $300 for the half time score and $700 final score. The sum of the score at half time and the final score will determine the 2 winners. Examples: New England 14 - Philadelphia 7 14 + 7= 21 The person with number 1 would win. New England 28 - Philadelphia 17 28+17= 45 The person with number 5 would win. ( Second number in accumulative score will win) There will be a live streamed drawing of the numbers 0-9 from my buddies kids, no shenanigans I vogue for the person who is doing the board. Shot this 8 last evening. Seen 4 basket bucks coming my way, the one 8 pointer was pretty nice and very tough to pass. But I seen this buck about 300 yards out, and was hoping he joined the group. His body was much bigger then the other 4 and I could see the rack was bigger. About 10 does followed the 4 bucks , some as close as a couple yards from my stand They were all crunching acorns, with no suspicions I was there . It was like nothing I have ever experienced, quite amazing. I could see this buck and 1 other buck coming to join the group, they kept stopping and fighting with each other ( I could hear there antlers crashing from 2-300 yards out) . After about an hour he got within range, he stepped out at 30 yards,. The rage did the job , I heard him crash about 30 yards into the woods.I waited about 30 minutes after harvesting him for all the deer to finally clear from around my stand. This is my first opening day bow harvest and biggest bow harvest yet. Great day !!!

Nothing on the county website, not even any of the neighboring properties. Due to no one owning there lots the real estate company subdivided. No on has paid off there property yet. I have dug and dug, it would be nice to have found it. But it only shows the 150 acres they purchased and subdivided in 2004 so far.

Thats great you were able to get such a large piece of land, hopefully the hunting is phenominal for you this year ! I sure have some deals in the Corning area online before. My heart is stuck in this little town though, the hunting is honestly terrible here. But the friends I have and trails I know all over its what is keeping me here. 100 acres sure would be nice, especially down the road from a fellow hauntingly member, I'm sure we could have some good times out there. I am trying to keep taking under 3,500 a year also, so this size property hopefully is large enough for what I need ! There 2 neighboring property are about 15 acres each and have not been used in 2-3 years. So I honestly have my eye on them if the opportunity ever presents it self to purchase them.

Glad that worked out for you grow, especially your son- what a deal ! Apparently Reise said that because the people I am purchasing it from never paid off paying Reise there name never went on the title. They still owed $19,000 to Reise, they purchased it in 2004. I am very curious what they purchased it for. Reise says they the title is 100% new and has no prior history or owners on it with it being a new sub division. Would you recommend still doing a title search ? Pretty much how it looks like it will work, Reise will sign all the papers to me next week. They file the papers and it takes 6-8 weeks. No lawyers involved

HERES THE UPDATE AS OF NOW. Reise realty from Cuba, NY is the company reserved the mineral rights. I guess they hold all mineral rights when they sell properties. The people I am purchasing from are a little older, and swear they had no idea it was ever reserved. Cuba is extremely close to PA, with that having so much land I would not be surprised they would have connections with big fracking companies in PA to move in fast on there properties. Thinking about that and doing a lot of reading online on mineral rights, fracking and your guys input I will definitely be purchasing the mineral rights. I plan to keep this property a long time, who knows if fracking will ever be legal in NY or not, but the though or not owning or chance of other people coming on my property for dirt or water does not sit well with me. They have lowered there price to $3500, I countered $2000 and can only hope they accept my offer or a middle group. The land is completely raw, so any extra funding will help for projects. I am buying cash and buyers won't drop a dollar !! Sure is tough when people know they have a good product. The property is not on the market, just word of mouth. Ofcourse someone else came a couple days after me and said if I don't buy it they would. I am glad the owners did not start a bidding war or give him the chance to buy it from under me.

It's in a town of Birdsall, an area I have been looking for land for about 5 years. Seems like 2-3 parcels a year get listed in this town I am looking for. I have been hunting state land there for about 20 years, I really want to secure a property so I can instill the lessons and in the wild in my kids as I was taught. So I am in a little rush and anxious to find something. I am 99% sure gonna buy this property, seems like my mind changes every 5 minutes. So I am just debating wether its worth spending the $6,000 for mineral rights or not. Thank you all for the input

I found a 14.15 acre property for sale, it is acres 3 acres field and 12 acres of mature timber ( pines, oak, maples and about 20 mature apple trees)logged in 2004. The owner showed me the property, he is asking $25,000. I told him I will buy it, he confirmed he had all mineral rights. Now we are starting the paper work I found out the real estate company that sub divided the property in 2004 reserved the mineral rights. The timber rights are mine, if i purchase. I contacted this company they would sell the mineral rights for $6,000. It seems pretty high in my opinion, I would much rather use that money for a future cabin. BUT... I hate the though of some one else having the right for water, oil or gas on my property at any time. Just wondering what you guys think ? I value the land about $25,000 for market value. The owner will not drop the price at all after telling them the situation, I tried to get them to split the difference, they said no way. Thanks

Yes he's still in velvet, look at the top left beam. White showed up just fine fine on his belly in the pic, you should see some white if he was out of velvet. 130 inches, good example of letting some of those 2 1/2 year olds walk. Best of luck with him and Yogi !

20 yards away from the most used trail going to the water. So you can shoot to the trail and be able to shoot in the clearing.

Cool pic I live in a small housing track with about 80 homes, there are about a dozen black squirrels in the back of the track and about a dozen or so white squirrels the front of the track. We see them on almost a daily basis, very comical in my opinion that they stay together with there color. I have lived here 3 years and have never seen them co mingle.
