Still not on the pc and will give links later learning is never a bad thing This is why I provide links ,so guys do not have to take my word for things, but read what people in the agricultural field say. Read discriptions on how to manage different plantings and their bennifits in not only the short but long term as well.

OK, Again just like clovers, not all rye grass is the same. HS and Italian rye grass are excellent and not persistent nor prone to crowding. Actually used as a cover crop. I will post links to reading up on these tomorrow. I have used italian/ HS Ryes serveral times over the years.

Over the years I've had to do this a few times in different vehicals. I rarely use my parking brake. This has only happened when useing it. It just got me to thinking about things taught about how to handle different situations . We have AAA but sitting and waiting for them to show up for minor things, I prefer to avoid when safe.

I went to pick up River and needed to engage my PB. It snapped back.on release . Though when we drove to Wally World to pick up some things the back brakes smelled very hot. Crap! they were grabbing and I was miles and miles from.home with River. My high school and training from Mr B kicked in. We did our shopping, the place was packed, which alliwed everything to cool down. Then once River and bags were secure I drove to the farthest side on the parking lot, making sure nothing was capable of getting in the way. Turned to get a good back veiw and put it in reverse. I hit the gas squeaking the tires and got her to 25 and slammed on the brakes...Did this three times with River in his car seat yelling weeee with delight..lol It did the trick and loosened the breaks. These little lessons stick with us and saves time and money. So many little lessons we can teach the kids about their cars, tires ,ect,ect..

You do know the difference between sharing and justifying I am sure. When one holds their beliefs as true and solid within their hearts...No justification is ever needed . Now that said for ...and I know this is coming...radical Islamism and dooms day cults ect..ect...Their beliefs are so diluted and convoluted to any original premise, their justification is a moot point in any actions they endeavor under such circumstance.

God or what ever higher presence one wants to believe in exists entirely in ones own mind and soul...Organized "religion" was politically orientated to control the masses... So if wol'sc life experience and heart felt beliefs have his version of God guiding his What ever...arrows bullets...Who cares as long as he is also practicing God helps those whom Help them selves...in other words practicing. If he chooses to put voice to his heart felt feelings how does that hurt anyone of you... The only problem I have with some of what he says is trying to justify his beliefs to appease others and falling short...DO NOT ATTEMPT JUSTIFICATION...it's demeaning to you. No one here means anything to you when your spiritual beliefs are concerned JMO

BTW...I do not know what shipping will do to costs...but these look like some darn good prices if ordered right Just found them...There is a trick to ordering seed with shipping costs...you can usually get 20-25 pounds in a flat rate USPS box. Companies can be helpful in this..if not move on,their loss Turnip pricing is good https://www.valleyplots.com/product-page/white-dutch-clover -

Not all ladino clovers are the same. There are many whites available...I hsve used several over the years. I reslly like jumbo white, kopu ll . Now your best betbwould be to go to dites like Welter seed and honey and Hancock seed. They give excellent discriptions and SEEDING RATES..I also prefer to mix some reds into the whites.... -

Remember Commercial doesn't mean in a small town certain businesses would be allowed...IE It took one guy years and years to get permission for a car wash in a town...Another town refuses to allow scrap yards and trailer parks...you get the point. Commercial or not, restrictions could nix a project...Again personal ads(ppl selling) and hey checking on out of state owners...That's how we got 24 1/2 acres for 10,000 not too many years ago... -
Oh don't get me wrong...that was no complaint...It was more surprise then anything...usually I come in and it's 2 or 3 and I say WTH where'd the day go?!... Thursdays...I lose Thursdays twice a month...lol. It's great to know I actually got a whole lot accomplished today.......Though after writing that I opted on a bath not a shower...helps the aches...woke up at 2pm, my snoring woke me...but I did get everything done ..just need to unload the rest of the car ...pop in another load of laundry ,make dinner and vegetate the rest of the night with a Netflix delivery...And a glass of Riesling...or 2

She reads that and you may need one with out the 300million...That said dumb move...she'd get half and probably a really good lawyer that may get her more than half...300million or what ever the buy out or after tax amount is you could easily stay married live pretty much separate lives while slowly funneling moneys to "safe zones" without her ever noticing...Then make a decision... -
Geez... I don't mind sharing but give me first crack! The deer found my peaches...I was waiting for them to have a touch of "give" in them before picking...Deer were too they managed 1/2 to 3/4 5 gal. pails worth before I got them this morning..The ground is walked bare in one particular tasty spot...lol...I picked them today ...that will teach em...So much to eat and they manage to stick to me ...lol I got in at 11:30 exhausted......picked a full peach tree,2 loads of laundry washed dried and folded, a weeks and weekend worth of ironing, washed dishes, limed and then dragged the tear drop plot, laid down grub killer and tilled it into all non planted areas , Then tilled around all vine plants (carefully moving the vines), tilled around the beans and beets, went for my walk fed the animals, and picked cucumbers. I'll finish my second cup of coffee with a sandwich and go shower . Then off to weekly errands and shopping... I'm "resting" with River tomorrow...lol ya right!

Is this "shop" going to be a business? Because that right there should be your main concern as to where to buy land...Zoning in small towns can be a tricky thing to navigate...So my suggestion go to the different towns that you think you want to be and thoroughly go over their zoning regulations and call town clerks about what hoops are required to jump through to open a business...many have this on line . That said...many rarely update... look at the penny savers people still use them -
Thats even higher than the more exspense Away I looked at....
