  1. thankfully this guy lives 2 miles away. he is not a direct neighbor. im not backing out on the deal as of yet. i have talked to all the neighbors and they all have had issues. they are excited to have his access cut off. just sucks that he went this far. just have to nip it in the but
  2. there is no lease or permision for him to be in there
  3. verified no lease no hunting rights. if he was civil he would have called the dec. but he clearly is trying to intimidate us
  4. called police said if there was no damage then they wont come out. have a recorded call they could care less.
  5. so me and my brother bought 43 acres. we close on december 5th. we do have written permission to hunt there untill we close. no one else has permison or leases property. we came out tonight and our trucks were covered in mud. with posted signs on them. with a note staying i am .... i lease this property stay off and never come back. the dec said cant do anything till you own it. i call bs. sunday night no one wanted to come out. we took pics of truck and have the notes and the signs. how do we defuse this. i really want to hunt it seeing we have permission but i dont see the old owners pressing charges with closing soon. ugh i know when we buy it we gate it and post it. i just dont want to get knifed in the woods going in or out if this guys is that crazy. he lives down the road and is a known trouble maker i am finding out. been kicked of everyones land. thanks part venting and asisstance.

  10. I am currently making offer on land. Its gets 2k a year for being in windmill area. No windmill on the property. They question is they provided a timber report thats states 26k worth of timber @ 12inches chest high. Not planning on cutting it that small. But there are plenty of trees over 20 at chest high. Its 5 years old so how much would that value gone up do to timber price increase and growth. 5k to 10k? Thanks in advance
  11. I have been shooting slick ticks foe years. Love live love them. I had shot rage and never got pass threw......I switched to slicks. They fly like field points. Great cutting amd always pass threw. In fact ive gone threw shoulders no problems. If they were going out of business i would by a lifetime supply as fast as i could.
  12. I had been looking at them for years. I bought one last year. I would buy it again. I would say it gives you that extra 5 to 10 yards you sometimes need. Its NOT 100% effective but i had three encounters with mature does walking into my scent zone. They stopped and tryed to smell something. It was the ozone and then went back to feeding or walking. That was enough time to let a small buck trailing come closer. They then finally winded me after a few mins. But if i was looking for a doe I would have got a shot off. And if the buck was bigger i would have had a shot. So to me that proved its worth. But the rest of the time I am always hunting the wind but somwtimes the wind changes or the deer don't follow the script.
  13. We have busted our hump this year. New creek bottom food plot . Had to cut down about 20 trees and then got to work on exitisting and new plot spots. Turnips, radish, clover/rye, clover /oats, buckwheat, winter peas.

  16. it was recently resurveyed and chunked off a larger grape farm they wanted to split away the grapes. That why I didn't want it in the first place they were selling the whole farm. Then they ended up chunking off a piece.
  17. Yes it was resurveyed it was part of a large grape farm. They chunked off the back 37 acres. so I drew in the property line
  18. agreed on trespassing but I live right down the rd in fact the property is right across the rd on the east side
  19. Needing some input and I know the answer can vary but ..... Recently 37 acres came up for sale 1/2 mile down the rd from me. It sold for 1590 per acre and the buyer has backed out of the deal. So its back up for sale and I am thinking I shouldn't miss out on this land or I will regret it when I'm older. My dad is always telling me stories about not buying this or that when he was younger. My question is I am looking to scrape together enough cash to make an all cash offer. Would you just offer what it had been sold for $58550 or would you start lower 50,000 that way you have some room. Owner does not know I know what they accepted. I know because I talked with the buyer who backed out due to financial issues. Its 25 acres of hardwood and 12 acres of tillable ground. It was timbered about 12 years ago looks reasonable to say its will be ready in 10years again. Just wanting some advise( good deer and turkey hunting) it unique in that there is a 100 ft access rd that runs to the property that is 750 ft off the rd. So its in the center of everyone's property on the rd.
