when I'm rifle hunting,(here in NY) can I open carry my handgun in a thigh holster? or does my pistol have to be a concealed carry?

I think what we have here is a failure to communicate by the owner and the OP. After a 14yr relationship the owner should have given the OP a heads up. On the flip side, after a 14yr relationship the OP could have been a little less heated and discussed with the owner if there were other options/work around rather than walk away without saying anything. things are not always black or white... There's always some middle ground.

sucks that you lost exclusive rights to hunt this guys property. As Jared A noted, 125 acres is a BIG piece of property. I don't think it would be too hard for you to "share" rights with the other hunters. As they say, "nothing personal, it's just business". Now the ball is in your court and you need to negotiate terms that include you and work for you or walk away with nothing.

I have a heated fleece vest that I bought for skiing. you don't use to in lieu of warm clothing. while sitting in a tree stand and you start to get a chill you turn it on. once the chill is gone, turn it off. If you have good outer wear, the warmth should stay trapped inside the jacket and you stay warm for quite a bit. if the wind blows and you feel the wind through your jacket and clothes, then I suggest you buy better clothing. I learned this from skiing in the north east.

which would you choose if hunting state land where you have to put up and take your tree stand or ground blind daily?

I wonder if the chinese restaurants would take the ducks to make peking duck? I know if hawaii, the locals hunt wild boar but cannot serve them in restaurants because the boar were not fda apporved.
