A little outrageous price?

So I was at my camp in Chautauqua county and on the way to the store I saw a property for sale on the way back I stopped and looked at the sign. 8 acres that boarded state forest with a small garage/loft (i assume) for 58,000. Is it just me or is this extremely high?

are gas rights in NY even worth anything these days?

I wouldn't think so with the ban they put on fracking.

But I agree the price seems a bit steep for only 8 acres. I guess it would depend on if there's a big enough septic system put in for a house and a well. Those two alone can run you almost 30K depending on system design.

What about the State Forest it borders?  Is it large >500 acres?  Is it quality hunting?

I go through this every few years, how much land do I actually need to control (and pay taxes on) vs huntable land (adjacent state forest)?

If its over a couple of hundred hunting acres, then that price for a property with a decent building and on site electric might be worth it.

I wouldn't bank on bordering state land. A few years ago they logged the north end of tiophnioga (7m wma) and it got trashed. A lot of swampy marsh full of hawthorn now. Parking spot & official Dec hiking trail. All the oaks planted way back when - Asta LA taco.
