Woodjr55
So I was at my camp in Chautauqua county and on the way to the store I saw a property for sale on the way back I stopped and looked at the sign. 8 acres that boarded state forest with a small garage/loft (i assume) for 58,000. Is it just me or is this extremely high? Sent from my iPhone using Tapatalk

Lawdwaz
Way to little information to go on. 58K with gas rights? How is the interior of the place finished? Logged yet? (I know you don't get much timber out of 8 acres) Was it Lucile Ball's family home?

Lawdwaz
I guess they could have 30 grand plus easy into the "garage". Driveway cost? Septic? Electric? Adds up fast!! Edited September 29, 2015 by Lawdwaz
Lawdwaz
Fugg it, I'll give 'em $25,000 cash money.
BizCT
Asking and selling price are 2 different things. Property is worth what someone is willing to pay for it. Sent from my iPhone using Tapatalk
jjb4900
are gas rights in NY even worth anything these days?
Adkhunter1590
are gas rights in NY even worth anything these days? I wouldn't think so with the ban they put on fracking. But I agree the price seems a bit steep for only 8 acres. I guess it would depend on if there's a big enough septic system put in for a house and a well. Those two alone can run you almost 30K depending on system design.
Jaeger
What about the State Forest it borders? Is it large >500 acres? Is it quality hunting? I go through this every few years, how much land do I actually need to control (and pay taxes on) vs huntable land (adjacent state forest)? If its over a couple of hundred hunting acres, then that price for a property with a decent building and on site electric might be worth it. Fantail
I wouldn't bank on bordering state land. A few years ago they logged the north end of tiophnioga (7m wma) and it got trashed. A lot of swampy marsh full of hawthorn now. Parking spot & official Dec hiking trail. All the oaks planted way back when - Asta LA taco.
