Curmudgeon
This might interest someone here. 20 acres, state land on 3 sides. No road frontage. It looks like you need to cross the state land to get to it. https://www.nysauctions.com/servlet/Search.do?auctionId=2102&itemId=6847
growalot
Are they saying it's land locked? No private assess route to it? The town has the market value as more than a 1,000.00 an acre? I wonder what it will end up going for....
Curmudgeon
It won't go for market value. I bought 5 acres with a derelict house for $2000 last year. That was on a state highway. The lack of road access is a problem if someone wants to build. If you just want a place to hunt, you could post it and walk in. It doesn't look far. Rattler
Three sides are Basswood Pond State Forest but the 4th side is privately owned land. I'd talk to whoever owns that side of the land and see if they are planning to buy the land, would be willing to allow access across their land, would sell an easement to it, or anything else that might shed light on the ability to access the property. But, I'll bet whoever that private landowner is, they will be at the auction hoping to get that acreage real cheap.
22Plinker
http://otsegocountygis.mapxpress.net/ags_map/ you can see who owns the adjacent land
Curmudgeon
Rattler is right about the boarding neighbor. It has more value to them because they can access it. If they don't want it, they might be willing to sell a ROW. They are not local residingredients in NJ.
biggamefish
I don't think land can be land locked and sold. Has to have some rights of ingress and egress
Curmudgeon
That is certainly true about subdividing. However, plots like this exist. The lack of access is probably a contributing factor to the tax sale. You can freely cross the state land on foot.
