Nothing like getting local tax dollars to help build. Not sure how a 50k store will draw tourist from outside the local area. -
Just check Steels and Wilson's to compare with Constanza. Price wasn't that different, some products more some less. Biggest difference was the minimum amount of venison needed to order a certain product. Costanza generally had a lower min lb. Of venison.

Not sure what else is down your way grow but if you venture north Constanza makes venison products but does not butcher. I believe its a quality product and some say on the expensive side. Usually you get what you pay for, plus it around the corner so convenience is a plus for me.

As Steve said there is the huge difference between vacant land in the country and suburban lots or multi family houses as a RE investment. I would venture a bet the RE investor you know and deal with is not buying vacant hunting land as an investment.

By chance, was the nice young man from NYC and offering to video the hunt for research purposes? Or maybe Early is a Giants fan and just mad he watched the game instead of hunting?

Larry I would guess you have access to Pictometry at work. If it is in Monroe County their info is pretty good. County GIS is a good starting point. Zillow may also be useful but these usual search by address, I believe although not positive.

Get the best stand you can afford. Don't buy it just because its cheap. If you spend $100 this year and hate it you will be looking spend $250 next year. Save yourself the time and money, get the right stand the first time. I would think you would be good with a 300 lb rate stand based on the idea they have a safety factor in the rate for those who go beyond the limits. Full disclosure, I use Lone Wolf and love it. Solid stand. I bought years ago at a affordable price, the current prices are way up there.

I had a '88 Ford escort GT I put 240k on. If I remember correctly I was replacing tie rods every 40k. Next I had an '92 Honda Prelude I ran until about 225k. Both were bought used with around 50k. I drove a GMC Envoy for a couple years until poor family planning caused the purchase of a Honda Odyssey, which now has about 80k.

Try the DEC State Land Interactive Mapper http://www.dec.ny.gov/outdoor/45415.html or you can download the *.klm file from here http://www.dec.ny.gov/pubs/42978.html and overlay the boundaries on Google Earth. Should provide a really clear "picture" of the land. I use both all the time when heading to state land.

A few bikers now and then but not too bad. Weekends are busy though. i tried to hunt on afternoon and the lot was about full and people where parking on the road. i figure that was too many hikers for my liking. Most of my hunts where weekend hunts last year.

LOL agreed on the tacks. most times they are only 50 yards off the trail but they will use 5 tacks. crazy.lately i hunted mostly mornings and the Whiting Rd parcel. Not sure which one i will hunt this year. I will probably try 4 mile creek.

I can imagine the hunting was pretty nice before the town got the property. With the town opening the 4th parcel this year that should spread eveyone out a little more. The deer do seem pretty tame although they seem perplexed as to why you are on a trail. I havent been bother by anyone. $10 is a small price pay to hunt. I spent a lot more driving to state land to the south. My biggest complaint is guys signing up and not hunting. It only happened once or twice, but with young kids it can be difficult find time to hunt.

Large scale commercial breweries use a lot of adjuncts in the process instead of the common grains and are not heavily hop to produce a very light flavor that will appeal to the largest polutation. Some say production of a lightly flavored beer is more difficult because it is hard to hide the flaws in the brewing process. A stronger flavored beer will hide the flaws.

The registration period ended Friday, just wondering if anyone else on the forum participates in the program. I've particpated in the past and looking forward to this year. Having a place to hunting right in town is great when I have only a couple hours to get out.

There are a lot of good NY brewed beers...some of the best coming right from my garage but I might be a little bias towards those. Southern Tier, 3 Heads Brewing, and a host of others are turning out good products. Love all the Oktoberfest and harvest ales coming out now. And soon I will be able to get an all time favorite, Sierra Nevada Celebration Ale.

not sure if Steuben has them or not. I know Zillow has them in Monroe county, that may be an option.

looks like a sink hole is forming underneath the tree and all the apples are rolling into the hole. you may want to move the camera before the whole tree goes.

I would love to give you mine, but it doesnt hold a charge anymore either. Goes from 60% to 15 in the blink of an eye. try craiglist, you might be able to find one there or any other phone. you should be able to activate a new phone you bought privately without changing your contract status.

MMMM...Black Forest. it is a nice beer, not too heavy. A good flavorful beer.
