Just heard of this ...it's not far from Hemlock & Canadice lakes...tons of road frontage on 2 roads...ones a dirt road with just 2 homes across the st. and seasonal hunting camp next door...another hunting property that lines the back side....some swamp ...mature pine mixed hard woods and a small open field...great place to build

Being a resident of the area, that is a pretty hefty price for undeveloped land in this area.

$1980 an acre . Doesn't sound expensive . Surprised some developer hasn't grabbed it up .

If they haven't grabbed it... it's because it's too expensive... not many developments going up these days

Well Eddie..... I personal would try to bring it down but you know me ...I purchased 24.5 for 10,000 and the timber is worth much more than that but that's what I do...and it's prime hunting with several year round streams...but the price isn't out of line when looking at whats on the market in the general area

Personally I just posted it because it has 3000ft of Rd frontage and possibilities for those that hunt and may be looking.....that don't want to worry their hunting could end due to ppl building next door I have no interest in it...but hey sorry

It all depends on how much swamp and what the terrain is like. Unless most of the land is buildable, its not worth that price per acre, and no developers are building housing tracts out in that area.  ;D

Again, any link to the info on the land? If not, Im going to have to pull it out of the classified section.

Go right ahead there WNYBH...won't pull filth in someones other post but quick to pull a heads up land post because you think the price is high.... Lord help me you are a trip and a half....lol

Like I said I have no monetary interest in this and anyone interested ...other than being worried about the price as you are could have posted and I would have been glad to reply...you not so much ::)

I said I would move the thread because this is the classified section, not the lets discuss land prices section. If you cant post the advertisement for the land where people that are interested in it can get info on how to buy it, it doesnt belong in this section. It has nothing to do with my opinion on what the price is.  ::)

Well you did say pull it and not move...thus the response you received...go figure

I'm not putting the link in because of several reasons...

1. The agent has not sold it due to the signs being stolen...most likely by the hunters leasing next door...for the owner has NO intentions of leasing...they apparently have been bothering him...and They have the "brass hardware" to have actually BUILT a tree stand on the property....I don't want to cause any further distress to owner or agent by not having truely interested ppl knowing the where  abouts.

2. As stated it's an agents listing ...they just mentioned it and problems to me at a party knowing I frequent hunting chats

3. He doesn't want anyone hunting the place ...or wondering around it with out the agent

I know the area ...have scoured every single back road from Richmond to Perkinsville  Livonia to Naples and back again while house hunting years ago ...it is a great hunting area thus the place being surrounded buy a few hundred acres of hunt camps...not far from great fishing and I think...not sure a state park...Harriott Hollister Park? But you've made a thing out of it so really never mind.....

36 acres next to me got divided into 3 lots 2 at 11 acres one at 14.  All sold within a few months at 10,000 an acre.  Could not believe it.  All of it was undeveloped and only the areas close to the road could be developed as the rest is in a deep valley thought I would never see it sell fo that much but it did.  Of course I am on one of the most famous rivers in the country.  All 3 new owners built fishing camps on them.  All 3 owners from out of state.

I actually said pull it from the classified section, not delete it all together. Sorry if you got confused.

Im sure the agent would want their contact info posted if they are trying to make a sale. Thats what a classified is all about.  :)

As I mentioned BEFORE...anyone truly interested in purchasing land...could contact me and I'd get need info to them which is done in many a classified...as in Craigs list....yep...guys prices are a tad crazy out there...then stick a few hundred a month in taxes on top of a monthly mortgage....I believe that area is a lower tax area then most.

Well if you had said that in the original post, there would have been no confusion.

BTW, tax rates out there are on the low(er) side. If its only a few minutes from Harriet Hollister, then its only about 5 - 10 mins from my place. Great hunting out there, I looked at a small lease down just south of the park last year, just wasnt what I was looking for. Nice area though, if you could get a good deal on the land it would be a decent area for a camp.
