  2. My opinion although many will disagree give me stand and sticks every time . I have a lone wolf climber only used it twice. Once you get the hang of it it's almost as fast as a climber with less noise . Just my own preference

  6. Franchi makes real good guns you won't be disappointed. However that M2 will run forever. I had a buddy of mine use his for a paddle one time on his canoe and runs flawlessly. It's a heavy stick but he has had it for many years

  12. This conversation has been beat to death on bow hunting .com years past. I was going to go this route but talked to an arborist and he told me not to go this route for hunting. But many guys have them an love them

I would for sure use it a lot more than a couple weekends a year. The stock market yes of course that makes money I'm in it mostly mutual funds so not arguing that , I'm aware..   15. Purchased land a poor investment- Wrong a poor investment is a toy like a quad or snowmobiles Leases are paying rent on a apartment you'll never ever own. A ton of work? Everything is a ton of work but what we have to tell the millennials everyday that work for me, you get out of it what you put in. Growie works on her land everyday but guessing she enjoys it. It's not work when your doing something you love.
  16. Only if you find the right tenants. I flipped 2 homes that needed cosmetic updates. I busted my a** getting them livable then rented them and the people treated them like a rental. Wife an I couldn't wait to sell. I made money but if you add up my man hours I broke even
  17. Great points I feel the same way Land there not making more of it. I'm not into leasing it's like paying rent all that money and you'll never own it. I have private land I hunt now and it's great I'm the only one there. But I know he is getting up in age and it's out of my price range if he did sell
  18. Seems about the same of what I found out. Anywhere from %30 to %50 down. I'm ok with 40 but may need to wait if they ask for 50. As far as buying it outright with cash I just don't have $100,000 laying around have 2 daughters and college to look forward to, I don't have Biz's money.... As far as buying a house with land that may be an option but it's usually out of my price range or it only has 15 acres or so. I'd like to step into something between 40 and up depending on the terrain an location. I'll keep looking I've waited 2 years now I can wait longer if needed
  19. Questions for you hunting land owners. Did you pay for the entire property out of pocket or a loan. I'm reading online 20,30 and maybe 50 percent down. I've been looking for about 2 years now and have been saving but just wanted to know if anyone has input before I go on. Thanks for the replies

  22. I'm a ways away need to still hang 1 more stand and start shooting from it. Then minor trimming. Last year the first week was to early but this year acorns are falling already
