136 Acres for Sale in Northeastern PA

$9.99 may look better than shelling out a full 10 bucks, but $999K won't convince many that they aren't coughing up a full million. LOL. NO way that there is a hunting paradise worth anywhere near that for 136 acres in the Poconos. Good luck selling it, you will need it.

If so, I'll buy it today. You're not going to find rural land in PA for less than $3K an acre (last time I checked, anyway), and you can't hunt on Sundays.

 

I'm curious as well if there are any buildings on the property.

It must be damn close to NYC to command that asking price.

 

It's about 100 miles from Mount Pocono to NYC. LOTS of development in the area in the last 20 years, lots of people retiring from NYC & North Jersey, straight shot down Route 80. But $999K is pretty salty for 136 unimproved acres, even if you are buying gas/mineral rights. Good luck finding a buyer.

You guys must not be familiar with the poconos.

That's my family's home hunting turf and the combination of ski resorts, casinos, Lake Wallanpaupac (as well as tons of minor lakes), Delaware state forest and the close proximity to NYC and Philly (1.5 hrs or less), $1 million for that much contiguous acreage is not unreasonable.

My grandfathers buddy has a similar property in Lakeville in the poconos...it's got about a 30 acre lake on it though... Best and biggest crappies I've ever caught (14"+).

My pop was with him the day he bought it at auction in 1975...$50,000 cash.

I haven't been to the Poconos since the 90's. I don't know of anyone who still goes there.

Well never-mind then...I guess the traffic from Rockaway on 80 W to 402 N by Marshall's Creek is swamped with ghost vehicles every weekend?

What a self-important chump...ofcourse you don't frequent the Poconos, not enough hand-holding pay kills available there.

Anyone who would pay anywhere near $999K for 136 acres in the Poconos would need to have his head examined.  Yeah, there are people living there (actually too many these days) and others who might frequent the area, but NO way in hell is it a hunter's paradise or any other sort of paradise by any stretch of the imagination.  For $999K you could buy a ton of land in other locations and you'd be far from a suburban environment which the Poconos are quickly becoming if they aren't already.  If I am to spend $999K on land, I don't want to see another house anywhere near me.  Good luck finding that in the Poconos.

That is about $7400 a acre does not seem that bad for that area. I just looked up land in the Poconos and seen .50 lots from 10,000-25,000 dollars. I am not sure where this 136 acres is compared to these lots, but to some people in NJ/NYC area that money is chump change to them.

The Delaware State Forest alone is over 85,000 acres of undeveloped land with the densest population of whitetails in PA...and everything north of I 84 is the boonies.

I can tell you my grandfathers friend's property which is about the same size as the OP with a bigger lake is a sportsmans paradise with many bears, whitetails, turkeys, lg mouth bass, perch, panfish...and not a neighbor for miles. You better believe its worth atleast a few million.

I've hunted clear field county and pike county, never poconos. I heard the Mohegan sun in PA sucks, so I go to the CT one.

If you are judging the poconos on "beautiful mt. airy lodge" and champagne glass hot tubs then your references are out of date.

I would go to the Mohegan in CT over the one in the poconos as well but there are so many other big draws it is ridiculous.

My cabin is in the Delaware state forest which is also in Pike county.

Finally check the numbers but heroine is the new molly...it's back everywhere in a big way and as the article indicates that is stimulated by a decade of pharm-made dope in the street. Not sure what that has to do with hunting or fishing property.

As for land prices, where our land is Canandaigua,Ontario county farm land does not even get listed, and if it does it's bought up in less then an hour by a handful of farm families,one of which I have ties with ..... the prices have been rising nicely . I'd imagine in that area the of price 7500 an acre may will be good.

Hehehehehe... This is neither here nor there, but I remember what my Dad paid for for the home that I grew up in here in Steuben County.

 

House, big barn, 3 outbuildings ( plus an outhouse)  Ford 8N tractor and all kinds of farming tools on 187 acres of prime hunting land.

 

It cost him $5600 in 1956.  The first winter there was no indoor plumbing. We used the outhouse and heated bath water on the combo gas/woodstove.

 

No pond, though....<<smile>>...

Think what you want, but someone advertising 136 acres as hunting land for $999K will be waiting a LONG time before it gets bought. Maybe you'd get this kind of money from a developer who plans to construct a few homes on it, but NO way in hell from someone who wants to buy a chunk of hunting land. Someone who has that kind of money for hunting land surely won't be buying it in the Poconos either.
