Nomad
Youngest , just bought this house , closes in a few weeks, then not moving in for a couple more . So in the time between closing and moving in , my electrician buddy and I will, swap out some worn switches, two prong plugs, add lights and switches to garage and basement, GFI ‘s to bathrooms , hang a ceiling fan and perhaps a TV mount . He’s never taken one penny from me for work, although I’ll try to force some cash on him this time . Then I’ll clean and paint washroom side of basement , swap out a couple leaking faucets add some shelves as well . Oh I’ll add new locks, and reinforce the jams , with a mortised in six inch striker plate , with six four inch screws , really makes doors much much harder to force . First and second floors all hardwoods, some just refinished , the rest were in good shape after carpet was recently removed , fresh paint in most rooms as well . Kitchen not bad , a new counter top ,backsplash added and drop on a laminate floor would make it pop,for little $$ . Finished part of basement needs to be redone , at some point too . In the summer I’ll add widow wells and regrade two sides of the house for proper drainage, oh and it could use fresh paint on the exterior, front mostly needs some sanding, priming and painting , but I’ll ,do whole house , or hire someone haven’t decided. Could use more soffits and insulation too this I’m thinking of hiring out . Fiancé is moving in with her , but he’s starting a new skilled trades job that includes some work in Buffalo and also two nights of schooling per week , so I don’t mind doing the work as he’ll be pretty busy , plus his Dad is some sort of contractor, who said he’ll come up for two weeks and work on it . One could just move in as it is , bought from original owners, was built in ‘61, solid and clean ,just needs a few updates . The carpet is gone in living room pic and hardwoods refinished. Ya know a deer head would look good over that fireplace .... Edited January 26, 2020 by Nomad

BizCT
Congrats! One idea on the fireplace, is to whitewash it for a more modern look if they are into that. Sent from my iPhone using Tapatalk
Lawdwaz
Nice looking home for them. The work should keep your spring & summer busy, just be done by 10/25 when things start to ramp up in the woods.
The_Real_TCIII
Pretty yard and great deck, and from the looks of the arborvitae some deer remediation is in order!Sent from my iPhone using Tapatalk Pro
grampy
Looks like a nice place Larry. Seems like I do more work at the kids house, than I do here! I don't mind though. And I usually get a meal out of the deal too. Plus my youngest grandson likes to "help". So it's all good!

Although the town does have a well known deer problem, but the neighborhood is between Lake Ontario and the River, and bit away from the deer . Nomad
She closed last Thursday , so far I’ve swapped out the old smoke detectors, added a co , changed all the old bulbs to led in basement and garage , ran power, cable and hdmi to above the fireplace ,with a tv mount , cleaned the non finished part of basement and started to paint . Next finish painting basement , paint 5 or so closets , I bought all new deadbolts and knob locks , along with six inch striker plates which I’ll mortise in and use 4 inch screws to beef it up , then there’s an old set of shelves in basement that I’m tearing out, paint the walls and putting in new ones . Oh add GFI to bathrooms too . They want to redo the finished part, but I think if I paint walls and ceiling, cut off lower few inches of walls that have slight water damage in one Small area, put in a laminate floor and five inch baseboards , it should be fine for now . She wants to drop in a new counter top, backsplash, sink , and paint kitchen so I,think money should go,there first not basement . My plumber buddy Is out in South Dakota shooting pheasants, when he gets back , new slop sink , faucets, and shut offs in basement . Big thanks to,the Red Mafia aka the FD , her realtor , the electrician, plumber are all guys I worked with and well work for beer, well not the realtor . Ive met three neighbors and one gave me cookies !

Sent from my iPhone using Tapatalk Pro Ha in 30 years I’ll be 91 ! Winter is slow time for me , I was waiting for this chance , plus it’s empty only till the 21 st . Although with bad arthritis in both feet standing all day on cement and hardwoods has been very painful . That and I’ve been moving furniture over each time I go and the Mrs yells at me for moving things up,and down stairs by myself , she may have a point but I’m stubborn.
Nomad
Found my new funnel ,right in my daughters new yard ! Low fence hunting ! They enter and leave that old school yard , through her side yard , going to need to make a snare or perhaps one of those pits with sharpened sticks like they use for, lions and such . Perhaps the snare , that way if a kid goes through ,we just have to cut him down unharmed, and reset the snare .
