  1. Building is ridiculous right now. It was being priced like the builder didn't want to actually do the job. Not mention that the assessor goes off the new price paid, vs an older pre-covid assessment. I am very happy with the new place we found and price paid. To build what I am buying including all the exterior stuff (decks, stone work, hardscape, etc) would have been - well I will just say I would not be happy with the cost. Now, if I can just get that price I want on my current house, @TreeGuy may have a new customer!
  2. People say overpaying but honestly I think there is a permanent price adjustment on housing taking place. We will not see prices like we did 3 years ago ever IMO. Market is what it is - nice being the seller now. lol

  5. The funny thing is that little stuff that makes it look new like painting a few walks and replacing carpet in the kids room, I was told don’t even worry about it. I guess that is fine with me.
  6. I finally had my agent over to my place today. He didn’t want me to do a thing and already had a likely buyer. I have to be out of the house on Friday at 4:30 for a showing. Don’t get me wrong, I do think my place is in great condition but it may sell before it’s ever listed. I will need top price for that to happen. Makes me feel even better about the new place. Good sellers market, especially out my way.

  13. Wheel chocks are bolted down. Never were in the way in my last trailer. Good luck with the new trailer!
  14. Both good ideas I had not thought of. I think they have stake pocket mounts for both.
  15. Decided to do some work on the trailer today. Wanted to be able to load and unload the utv without being connected to the hitch on the truck. Bought trailer legs/jacks that swing down to support the rear when doing so. They work perfect. Plenty strong to hold steady when loading and unloading. Chock the trailer wheels and only takes a few minutes. Plus they only hang 1.5” low when retracted. Also added the Erickson chocks that make quick work of ratcheting down the utv. Had them on my last trailer and love em. They never loosen when driving and they don’t compress suspension on the machine. Just some thoughts if you are bored and want a project. Also added a toolbox to the tongue for miscellaneous items.

  18. It seems to me that guys that want full inclusion overemphasize how easy compounds are and folks that oppose it do the opposite. Of course it’s easier for the uninitiated to shoot a crossbow accurately vs a compound. But it also doesn’t take all that much effort to learn to shoot a compound reasonably accurately at typical NY hunting distances, say inside 30yds. My first year hunting, I bought my first bow in Sept and killed 2 deer with a bow in Oct. Not the greatest kill shots but that was more nerves having never killed anything. My shooting was decent in a few practice sessions. If I am not feeling up to par with a recurve, I will always take the compound over crossbow because I think it’s easier to move in a stand and carry. And I think I am equally accurate with it. Honestly, if you ever hunted with a recurve, you know that modern compounds are not difficult. But if you want to hand someone an implement that never shot a bow at all, they can shoot a crossbow accurately almost immediately (at reasonable ranges). I don’t care much either way whether crossbows get full inclusion. I won’t use one anyways.
  19. I have no doubt things are good. But keep in mind, reason that prices are high is limited volume (not good for realtors) and an informed buyer or seller will negotiate reduced commissions. At least I did.
  20. Why do folks with flooding call the FD? What are the duties of the FD for flooding of a basement? Would never occur to me but I have only had minor flooding in the first house I built (some good private plumbing work took care of that for good).
  21. I only use mine for surveillance anyway. I have serious issues with deer trespassing on my land. They ignore my posted signs all the time. Its really annoying.
