For those that have asked, the details are: 20 acres surrounded on three sides by state forest. 14x14 cabin with loft, front deck, wired for lights, has outhouse. Good deer and turkey hunting. Cortland county. A few minutes from rt81. Timber potential. Finger Lakes hiking and snow mobile trails adjacent to the property. Never tried it, but I've heard there's excellent coyote hunting as well. Asking 59k.

Thanks for all the feedback everyone. I'll negotiate a better rate or find another agent. The land is 20 acres with a cabin in Cortland County, surrounded by state land. Good deer and turkey hunting.

Just curious. I'm planning to list my hunting land upstate. I spoke to an agent and was told that their standard commission is 8%. Does that sound right to you all? I've never sold property before, but thought that rate sounded a bit high.

Aside from the basic exercises and stretches that you can find online, PT's can use modalities that can effect the inflamation that's causing your pain. Once the inflamation is under control, the stretches and exercises can help prevent the problem from recurring.

Mike, That group that we were watching was with an outfitter that had two other boats in the channel filled with clients. No exaggeration, we heard at least 150 shots from that one boat and saw only three birds fall. I have no idea if the hunters were getting bad direction from their guide or if they were ignoring good instruction. But, we have noticed that the birds there have gotten much 'smarter' over the past few seasons. A few years ago, we used to have birds land in our set while we were setting and pulling our decoys. Now, we have to work for them. On the other hand, we're seeing more blacks and mallards lately. I just wondered if the sky busting that we were watching had anything to do with the birds getting smarter lately.

Can't disagree that Republicans can't get out of their own way. But, Trump didn't exactly come out against hunting in those comments. He simply said that it wasn't his thing. He actually defended the hunters. He'll embarass the Republican party in plenty of other ways. -

I have the SBE2. I have had problems with it jamming after the first shot. Sometimes it happens, sometimes it's fine. From the little bit or research I've done, it seems that this is a relatively common problem with the SBE2 and can be fixed by a gunsmith by swapping out a spring or something. Other than that, I love the gun. -

Great point. And while we're at it, we should ask 'Hollywood' to stop portraying drug use, prostitution, violence of any kind, reckless driving, etc. etc....... in their movies. -

Thanks for all the info guys. There's one particular property that I saw listed that I'm interested in. It's on or near Rt28 and borders Oaks Creek in Richfield Springs. I've left a few messages with the agent and haven't heard back from him. There are a few other properties listed in the area. I'm hoping to take a ride up and see a few.

My buddies grill the brant breasts and feed them to the dogs. I take the mallards and blacks and make jerky. The duck jerky is easy to make and it's a great snack while out in the duck boat.

greybeard, you're right. the currents can be really strong. over the last couple of years, the brant have become a little more challenging. but, we've gotten a lot more shots at puddle ducks than we ever did five years ago. i think the brant are getting 'educated'. they often fly in massive numbers and a lot of the hunters are taking 'sky busting' shots at huge flocks of birds. we set up on the south side of Reynolds Channel and watched a couple of boats across the channel taking shot after shot at birds that were way out of range. no exageration- we saw one particular boat with six guys on it. they must have shot at least 150 times before 11am. only once did we see them knock down any birds. this was a group that was out with an outfitter that had two or three other boats in the same area.

Was anybody else out there for the opener for brant yesterday? We went out of Point Lookout and the place was more crowded than I've ever seen it. We had a great day. Got our limit on brant as well as two blacks and two mallards.
