  3. Timing stinks. I'm no real estate pro but the interest rates are going to go up which will have a huge impact on loan amounts. That may be a factor not planned for by the relatives. Tough spot but I'd sell to the friend and get the agreement done now. Heck, I'd try to get that house sold now if at all possible. Even if you have to pick up a STR to get to Sept. The interest rate hikes are going to put pressure on home sale prices for a period of time IMO.

  6. Toyota is twice the size of GM and Ford by revenue. In fact, by revenue comparison, GM and Ford could merge and they STILL ARE NOT getting the gross revenue of Toyota. GM and Ford isn't their prime competition at the enterprise level. Volkswagen AG is. Ford and GM Net profit margin percentages are 50-60% of what Toyota is. (3-4 vs 7). Nobody said they were perfect but you and you alone heard that in this thread. Nobody said that. Nobody is also saying that Ford or GM or Ram are complete trash. All companies have problems, and all companies do some things well. But reliability is in large in Toyota's favor comparatively. Your exceptions to the rule are merely that. Exceptions.
  7. There is a stat shared on the 2021 Tundra Pro that zero complaints were filed with the NHTSA. That's not a statement. That is a fact. Know the difference. Nobody said Toyota was perfect.
  8. One example of a brand new vehicle at rollout during COVID. Check back in 10 years. They'll be fine. They literally sent a team of five engineers to determine the root cause of the door lock issue. They reverse engineered and replicated the problem on site at dealer to ID the deflective molded part. C'mon man. You're trying to sell people on a company that is revered in reliability and literally changed the world with their quality management. You have no ground to stand on.
  9. You are stretching things insanely. Who ever said Toyota was perfect? The world says Toyota leads in quality for the most part, and that is undisputable.
  10. NPS is flawed. I know because I use it as a KPI. The creator of NPS actually notes it is flawed due to how people use it. Not worth going down a rabbit hole wit it. NPS is a joke. Essentially you can manipulate NPS.
  11. I've had my years being a Dodge guy, then Ford guy, now Toyota. I've had one Dodge that ate suspension parts for breakfast lunch and dinner. Body rot like someone who ate candy and never brushed their teeth. Blew a PCM that put it out of commission for three months on backorder (VIN specific) - of course I was in Ohio hunting, too, at the time. That experienced ended my Dodge days for 10-ish years. Or so I thought. Bought a minivan for the wife's daycare business. Go figure, starting to have issues with it. Ignition and transmission. Suspect the torque converter is going. Ford...absolutely LOVED our two escapes. 2006 and 2009 model years. Hate the new design and styling so we abandoned them. But, they were reliable to the Nth degree, one a NA ICE and the other a hybrid. Drove both for years after being paid off. Had an F150 FX4 that I bought used. Have to say it had alot of mechanical issues. Rust became an issue, too. It left me dead in a parking lot or side of the road three times. Now have two Japan-made Toyotas. Super happy. I hope they provide many years of trouble-free service. I do want a Tundra Pro though, ha.
  12. At the Bills game they looked at the cards. It was part of the process but it wasn't "in-depth." No way to be in depth with 70K fans trying to get in, in a short period of time. Glance and move on.
  13. I caught the very beginning of the online dating a long time ago now...when POF, Match, Eharmony were like the only games in town, no apps yet. In between my first marriage and finding the last wife, those sites were insane. Like shooting fish in a barrel. Didn't even have to try. I thought I was crazy giving that up but I don't regret locking down my wife one bit; our life is much better off for the adventure we've been on. But wow. Wow. Wow. Today sounds like a shitshow.
  14. The Husky liners are nice. I appreciate the Weathertech culture and values, but the Husky liners are a better plastic IMO. Was kind of shocked too when I switched. I notice it more on longer drives. My feet aren't as sore or stiff.

  17. I like black when it is clean. Two of my last three vehicles have been black. They do look dirty quick, but I am OK with that. I like the "murdered out" look for black. I'm 90% there, short of my Icon rims. Wife made a stink about going w/black and hated my second choice of bronze/copper, so I ended up with gunmetal. everything else is black on black on black except for turn signals in the mirrors. I'll get those done this winter on some boring Sunday. Congrats on the truck, I do have to admit thinking, man, he likes red/maroon trucks, LOL.
  18. I think what you described is much more common; people who maintain large circles later in life are the exception to the rule. At least in my opinion. It is hard to build friendships as one ages. Guys are weird sometimes - look at all the same responses here, yet nothing really done about it. It's who we are as a species, maybe. What I have learned as my circles have shrunk and changed, is that we tend to value quality over quantity. Meaning, we may only get together on rare occasions but it's usually for a big reason. Bills game for example. A good friend of mine and I have only been able to get together in person for a playoff game three of the past four seasons. JAX, HOU, and BUF (2020 covid aside). He moved to Florida last spring. We've "lived it up" each time. He flew up for this past weekend's game. It's almost to the point where we don't even plan it, and now we just expect that we're going to be going to the first round game. Outside of that, I haven't been able to connect with him since he moved to FL. But, we pick up right where we leave off. But, guys are guys. We're dumb sometimes. We take too much pride in driving ourselves into the ground like its penance, once we reach the age of "adulthood." It's ok to get old and still have fun with friends from time to time and not be made to feel like you're greedy or irresponsible for doing so.
  19. Sounds good - We're trying to decide between Montana or another beach area down south for a family trip this summer. I have my wife seriously considering relocation for the first time and both Montana and a SE beach area are in the cards for consideration. But STJ is so much fun, for sure.

  21. Can't agree more. I took my wife and step-daughter to Europe in 2012. They had never cross the border. Life changing perspective.
  22. It is unreal - if you want to plan a trip let me know - pairing up $$$ for villa rentals there goes a long way - meaning you go from nice to FTW baller status. I still talk to a few people who we met there, now three years later. STT is different from STJ and I like that because you can do things on STT that are more busy, and also do STJ which is laid back. The ferry to/from Red Hook and Cruz Bay is like 20 minutes. If the internet hadn't been invented, I'd probably have been a travel agent. LOL. I love travel.
  23. Old Vegas really doesn't exist much. Been probably 10 times since early 2000s. Even downtown, which was the last "bastion" of old vegas is very much modernized now. We enjoy Vegas every few years nowadays because you can have a trip to your preference. You can whoop it up, gamble, dance, drink, see shows and acts or you can relax, shop, Spa day (for the wife, obviously), etc. We usually do one outdoor or natural thing in the middle of the trip. Last time was Red Rock Canyon and this time we'll kayak into the hot springs or do Valley of Fire.
