Those houses that didn't sell will get caught up in the next town wide reassessment, which is probably being moved up on everybody's schedules. No taxing authority is going to miss out on a potential windfall like this rapid raise in housing inventory value. Especially with King Andy's cap to keep town and county tax increases at 2% annual while he cuts state aid to those same taxing authorities.

Maybe not with the house sitting static. But in a sale situation, it takes a year to catch up. Recent sale amount is one of the best indicators of a house's value which helps to determine the assessment.

Had a tree fall down in front of one of my cams and it was like using bait. Over 2700 pics in a week, all with animals. Probably the same dozen or so deer feeding on the tree. Small bucks, does and fawns, and then these two said cheese for the camera.

I’ve had a few recalls on my Tundra. I always look at that as they are standing behind their product. They took care of that stuff during my 30,000 miles of free oil changes. Easy peasy.

I’ll agree that the F150 definitely is better appointed interior-wise. My son in law’s F150 rides nicer than my Tundra too. But so far his 2019 has been back to the dealer three times for warranty work. My 2018 just went in for the first time about a month ago.

Tundras? Definitely not small as it's a full sized truck with 381 HP and a 10,000 lb towing capacity. My last one didn't have a speck of rust in 11 years. I only got rid of it because after letting it sit idle for a few weeks at my house, rodents got under my hood and destroyed my wiring harness. Got it fixed and traded it in on a new Tundra. Got over $11k for a trade and they knew about the electrical repairs - carfax I guess? All that said, your Ford experience is very encouraging to hear. My next one very well could be an F-150.

Factoring in all the sub-tier supplier's salaries, transportation salaries etc, that's a much lesser share than I thought.

Most of the money is cost, not margin. A majority of the cost goes to salaries of the assembly plant workers, and indirectly to the salaries and benefits of the workers in the USA that make the parts. In the ultra competitive world of vehicle manufacturing, I'd be surprised if the margin is as high as 20%. If a car company from Japan said hey, let me build a plant in the USA and I'll keep 80% of the money there while I skim 20% for my country, I'd say that's a better deal than building a plant in Japan. I would actually like to buy a Ford. I just like them a lot. When Ford gains a track record of a quarter million miles with no mechanical issues, I'll trade in my Tundra in a heartbeat.

Got home and let the dog out, and I hear a hen clucking in the gully behind the house. I saw her, and then a minute later a Tom comes in and started going into a strut. More like three partial struts and never fully fanned. Admittedly, turkey isn't my strong suit, but is there still any kind of breeding activity going on this late?

I wish I would have had the foresight to set this one to video last year. Shot is about a half second or so after pass through. Bolt is in the ground to what looks like below her, but she took off a little sideways. She fell right behind the camera and stumbled her way to it. Would have made better video than a photo shot. The camera was already there, but I wished I would have switched it to video. Something I'll try to remember this year. I'm in the stand in the upper right corner.
