That sounds like a good plan Nomad perhaps when you use the home equity from your Webster home and buy some thing on the gulf coast of Florida I would then seek a mortgage down in Florida and pay off the property home equity up in New York and let the Florida property take the risk Florida is a non-attachment state so if all things go bad you walk away and they don’t come after you for the difference that’s why there’s so many short sales there that’s what you want to look for next year when people realize they over paid for properties and just walk away it will happen. In New York they come after you for the difference on a deficiency judgment plus I’m guessing you have stronger ties to your northern home in Webster then the new Florida place good luck oh by the way the other thing you could do because you have so much cash is pledge cash and get an even better rate then you would own a home equity but I’m not sure if you can write it off with a CD vs real property. What’s nice under that scenario is you get a better rate and you get the property and your money when the loan is over.

It surely possible Nomad that inflation leads to increased rates and cools the housing market however housing especially in Florida is a hot market though I would expect that to cool as well should interest rates go up that much but likely not as much as rest of country as it’s a retirement destination. Perhaps if you have equity in your home here in New York you pull it now at very low rates interest only or even lock in at a lower rate and start paying it back and then you have the low-cost funds you need in a year to pull the trigger when property values drop and the pandemics over and everybody moves back to the cities Or abandons early retirement in Florida freeing up the condos just watch out for those HOA fees if there are big vacancies they get shifted to the people that occupy keep that in mind. Been looking at gulf coast communities lots to see. Good luck.

Smart man I did the same back in January February when pot stocks blew up got in and out paid for my browning cynergy new turkey Gun I think it’s going to get a lot harder to find some in and out deals in the future with the current administration wanting to raise taxes on everybody especially people who have liquidity to trade stocks we will see think financials may be a good conservative hold as I think things are going to get expensive in the near future very expensive spending it’s going to outpace supply and interest rates are going to go up financials are poised to finally make a killing think the energy sector will as well get ready to hold onto your wallet

  9. Very low if any population of them in my locality same with bobcats and bears. Never gotten a pic of any in over 20 yrs.
  10. Some pics that help define this is a hunting forum. While I enjoy perusing the BS, political stuff and bickering in general sometimes....most of the time I just ignore it and move on looking for hunting or fishing content. The last pic is my son’s first buck.. his smile in that picture sums it up for me that’s why I joined this forum we search for moments like that and if we’re lucky we get a few.

  12. I haven’t updated any of my Turkey hunting gear in over 25 years. I have a mossberg 835 turkey Gun and old decoys from Walmart. So decided to upgrade and got a new Browning Cynergy Ultimate Turkey gun in 12 ga. In a 26 inch barrels. What’s nice is you can hunt with two different choke tubes one for longer shots and one for closer shots Just got a leuopold delta point pro reflex red dot sight and some new avian x dekes. All that set me back a small fortune but it was long overdue.

  14. Got out this afternoon to walk the property and check a camera I hadn’t since late Dec.
  15. Yeah they are crazy expensive. I got a flextone one for birthday in Jan then got 2 more avian x LCD. The avian x HDR type are even more expensive they look like taxidermy type decoys and cost about as much haha I have some old decoys that I’ve been using for the past 15 yrs so wanted to upgrade. As you can see these are much greater detail and look real kind of makes me nervous hunting with them but I will be in a blind hopefully safe.

  19. Biz I thought it still was winter? BTW Charlie and I are Fairweather grillers had a foot plus of snow for the past month not a big fan of shoveling out to grill. Hopefully winter takeout season is ending soon and grilling is here to stay

I don’t know exactly where in the finger Lakes you’re talking about but that seems a little bit expensive but with the pandemic prices have jumped dramatically so who knows so things you should be looking for does it have municipal water access does it have natural gas pipelines you can access does it have electric poles or underground to it if it has these things perhaps it may be worth it to Negotiate If it does not have any of these things it will be much more expensive to put a house there as bringing utilities and water to a property Will add to the purchase expense. also look at the neighboring properties see how many other property owners Touch up against the property you’re buying. Look at satellite images of the property and surrounding properties and look for sanctuary areas. They should be thick Brushy areas if the property you’re looking at holds any of this or surrounding properties do with any food sources you’re probably in luck if not they want to much money walk away
