Our lease prices are DIRECTLY tied to what we are paying in property taxes (the highest in the country), and from the looks of it New York State is trying to force everyone to leave the state.   :sorry:

Yes it's true that at the end of the 3 year term your lease fee is probably going to go up but that is just because we are trying to keep pace with the property tax increases we have experienced over that time.

 

I guess leasing isn't for everyone, but we have hundreds of happy groups that have been leasing from us for years and years.

OK I have a real problem with the above statements...this is going on what I see on the web site only...You can post and put a trailer on these leases...let me tell you,,,

 

We own 68 acres in Alleghany countie Alfred...and yes have a small cabin on it...but pay 4,000 in taxes every single year...and if we wanted to just walk away...we'd have to go through the rigamarow of listing surveys and then have to pay taxes on what we got...

 

I DO NOT see those terms..... on the leases as bad or for rich ppl....everyone wants something for nothing....

Sounds like everything else in this world. Prices go up on equipment and hunters pay the price. I believe you will continue to have great success on leases from guys that see the big picture and want to continue to have great hunting in the future. Those that dont read the signs and do what they need to do to protect their future will be in a bad way im afraid. Farmers are even getting pinched to the point that they will have to charge to hunt, I know many in my circle already do just that. With no lack of willing payers i may add.

You are wrong. I lease with Cotton Hanlon. Grab a 100 acre lease and split with 4 guys and you have a pretty affordable place to hunt. You will also have a place to use 12 months out of he year, not just a hunting season lease. So, not to be rude, but you don't know what you are talking about.

This is not expensive and you have access the entire year.  Leased by yourself yes but like some have said if you get a few guys it ends up being a little more than 1,000$ for the year.  The deer population is some of the highest in the state.  If I did not live so far away and did not have the options of public land on LI I would consider it. 

 

Makes the guy who spent 500$ for one day on LI seem crazy but he tagged 3 deer that one day.  If taxes where not so crazy in NY I would say this is crazy but these prices are by no means excessive.

ok not familure with the areas but i own 90  up on the border of otsego /delaware counties and between the two seperate taxes its about 800 for the year no house or structure on property small swamp and all hardwood  was skimming through the list seemed a little high but not rediculous however didnt say if structure was included

The prices are not bad at all. I know where some of that property is. You have to remember this is a logging company. So they need to hold the land for long term. I am sure most only get logged every  15-20 years. So they are offering huge tracts of land, and only looking to get what they average in taxes back. I own 200 acres and my taxes are just over $4500 a year and that is being agriculture assessed .Think they are charging too much, go to this link and for name put in Cotton-Hanlon and you can see what the pay for property taxes, it does not list the school taxes which are more.

We have had a lease agreement with C&H for I would guess 15 years now.  The communication with Bob has been very very good. During this time it has been logged off once just recently.  Bob made contact way before this process took place, any concerns we had were addressed, the loggers did a really clean respectable job, there was zero damage to any of our trees stands.  With Bobs approval we have even put in some food plots, he called us when the logging was done just to tell us we were more than welcome to seed the logging trails also and he even had the loggers leave a few extra logs near our camp to cut up for firewood for the deer season.  We could not be happier with our lease.

Sorry to hear your group lost some members. Maybe what we can do is find you a smaller woodlot that the remaining gang can lease that would fit in the budget. Give me a call/email.

I also belong to a C&H lease and I can say our lease is not directly related to our taxes. We pay a lot more than our taxes on the lots we lease. Not sure why? I do not understand why they don't lower the rates and lease all of there land. Right now they have in there rates roughly $60,000 or so in lost revenue. I'm sorry I did not total the land available. Am I right if they lowered there rates and leased it all it would work out the same? It only makes sense in this economy to make it as affordable as they can and still cover there taxes.

We all have different stations in life. And our degree of affluence is therefore different.

WHAT THE CORRECT PRICE PER ACRE OF LAND TO OFFER FOR A LEASE.

My answer would be whatever someone is willing to pay. If it is successfully leased it was priced right, even though a number of hunters couldn't afford it. And to publicly criticise a landowner for his asking price is rude. There are many things in life, I can't afford. So, I adjust my standard of living. I

Hunted state land for twenty plus years.

      Hello everyone I’m currently looking at a house in deposit ny I’ve been deer hunting for many year mainly in Columbia and Greene county never been to Broome county. Before anything I was just curious how is the hunting there ? I know there aren’t any antlered restrictions in Broome but are there monsters out there or is it mainly just small spike?       The procedure below to carry the bow is detailed below:
      You have to use a cotton towel or something similar. You have to wrap it around the bowstring. Doing so ensures that it will not cause an injury with the bowstring coming in contact with your body. It will not be that sharp either. Once you cover the bowstring with the towel, you have to wear it like a sling. So that it will not fall away from your body. The best way to cover the bowstring is to use a large enough towel. You can wrap it around twice as well. When making a sling out of the cotton towel, you have to ensure that you tighten it to get a snug fit. In that case, it will not slip away. Consequently, it will remain in place. When using this technique to carry a bow on your back, it is essential to practice before going in the wilderness. Only when you can move briskly and without noise using the scanning mechanism should you go ahead with it. To remove the bow, you have to hold it at the bottom. After that, you have to slip it over your head as well as arm. Doing so ensures that you can remove it quickly. When trying to focus on a prey, you need to remove the bow quickly. The technique for removal that we have highlighted above can certainly help you do so.

      Just want to relay an experience I had this weekend regarding hunting regulations and other hunters.
      I've had several  hunter's tell me last weekend(10/12/2020) that muzzleloader was open, it is not. I also had two other hunters last weekend confront me as to why my son was carrying around a rifle and hunting deer. I calmly explained the youth weekend and the rules around it. After that everything was cool and we continued our hunt.
      I know at the end of the day we're all trying to participate in a sport we love and maybe harvest some game. My thought is to just make sure you're up on your local hunting regulations. Not just so you are within the rules, but also so you can assert your right to be where you are, hunting the way you're hunting.
      I know when I have been operating outside of the regulations I have appreciated a person respectfully correcting my ignorance and I try to pay it forward by being informed and respectfully educating when required.

      Hello,
      I am in the process of purchasing my first rifle to go hunting deer for the first time.  However, I have received contradicting information regarding the types of rifles that are legal.  Based on what I have read, it appears that I am able to use a bolt-action rifle with a pistol grip and a detachable magazine which holds 10 rounds.  However, I have been told that this is not the case. I can't seem to find where this is stated.  Can any one here provide me with some insight into this? I'd really appreciate it.
