nodeerhere
Ok guys! This is a question. I'm not looking for any arguing or fighting. So please if ur going to say sumthing smart please just don't post. Is $700 dollars for 35 acres to much? Lease? From now till end of May. I own my own property only 20 acres. I have an opportunity to lease 35 more with option to buy down the road just a few mins. What do u guys think?
WingNut
I would for the full year and only if a portion of the $700 (20%) would be retained for the buy out option. Of course then you need a contract. Edited November 24, 2015 by WingNut
kpkot
Maybe if u can lock it in for next year as well. $700 for a month left of deer and a month of turkey seems pricey. Just my opinion. Maybe have them pro rate the price for remainder of season
nodeerhere
I was thinking it was a bit steep too. But have never leased before so thanks for ur info
moog5050
If its good hunting property (i.e. decent deer population and very huntable - not all open fields) - $20/acre is reasonable around here for an entire year. Some go for less and some much more. It really depends on the specifics of the land.
wheelieman
If your only leasing it for the rest of deer and turkey, Its really pricey i did the math, 14.29 a day for the remainder of deer and all of turkey season, Around the area i live 14.00 an acre for the year is pricey, Some people want more but most are hovering right at about 10.00 an acre for one year, Now i know this isnt the case in other locations throughout the state, Some places are much cheaper, Others are far more expensive, Now if you dont hunt every day and im not sure about the end date, Of deer season, but ill call it the 12/13/15 im not sure if muzzleloader is in that date, You will hunt 17 days in the time period of your lease, at a cost of 41.18 per day, To me that is really steep and ,might not be worth it, Now if you can lease it for a year, The price drastically falls to around a 1.91 a day for that particular lease, Thats a good deal, but only at a year long contract, Almost forgot, If you only hunt weekends for turkey and deer during a one year lease the price per day to hunt is right around 23.33 a day, Hope that helps you a little, If you lease get it on paper and find out what that includes and doesnt include, Edited November 24, 2015 by wheelieman

BizCT
IMO, it All depends on how good the land is and how bad you want it Sent from my iPhone using Tapatalk
nodeerhere
Well I'm not sure how good it is and another 35 acres would be nice to hunt. I might go take a look this wk end and see if we can come to an agreement. Is there anything else I need to look out for?
Caveman
Like was said above, only if t was prime property and she would prorate the time you've already missed. According to this website, the average lease price in NY is $19/acre. http://deerpros.com/hunting-lease/hunting-lease-price-guide/

Tio1
I'd give them the $$ for 2016 with the understanding that the rest of 2015 should be included. Sent from my SM-G900V using Tapatalk
nodeerhere
Yes! Now that I can do. That's a good idea
moog5050
I assumed it is an exclusive lease and would want an option on the property for 2016-17 for an agreed price. Otherwise, quality is key. Look for trespassing too.
Five Seasons
All depends on the land but it does seem high for only a few weeks and assuming you don't have stands. Probably fair for a whole year if it's good
Critter4321
Does it join your 20 acres Sent from my iPhone using Tapatalk
nodeerhere
No. It's down the rd about 7mins
nyantler
we pay $3600 for 600 acres per year... that is about the going rate $6 an acre... I would never pay $700 for 35 maybe $200 -
jjb4900
if it had potential, and I could get it for the full season, including turkey, I would pay the $700.00......that's a lot cheaper then buying land that could turn out to be terrible hunting, at least you can walk away when the lease is over....... wdswtr
If your interested in purchasing this piece as you mentioned pay the 700 bucks. If you dont someone else will and that may close the door on you buying it and open the door for someone else. I have a lease and know many other people who do as well. Where the 20 bucks and less averages per acre are coming from is beyond me. There is a few variables, size, access, habitat etc. Most all people I know who lease pay what the landowners tax is on the land not including buildings etc, the accessed tax on the land alone. Five Seasons
The key is not size it's quality. The right 20 acres can be far more valuable than a big stretch with poor habitat.
nodeerhere
This is true. I'm going to look at it this wk end. Try to see if I can lease it from now till end of next gun season for the
nyantler
Remember that 35 acres is a small piece of land relative to deer hunting. Small pieces for deer can change simply by a neighbor doing something crazy with his adjoining property. I wouldn't pay a lot for small acreage, but I guess "a lot" is relative to the person spending it. Do what ever makes ya happy.
