dbHunterNY Posted June 7, 2016 Share Posted June 7, 2016 simple presence of a substation or utility lines doesn't mean they're good to go. they won't know that until they bring land owners on board and start the initial process with the utility. there was a situation I know of where the utility basically said yea our infrastructure can't handle what you're doing, so we the utility will just send you an 8 figure bill to upgrade our stuff. this conflicts with the public announced NYS initiative to have such a % of power come from renewable sources versus the grid. I think the bigger hurdle is satisfying neighbors and community requests to keep them happy. town boards are just along for the ride in making sure those public concerns are addressed. it gets muddy and possibly shady when the solar farms go onto public lands, town parks, etc. that's not the case here though it seems. Your land is then rezoned commercial , and you,loose the AG tax rate and pay commercial . It seems you are responsible for removal and disposal of everything at the end. They say the scarp value will cover that , but who knows . I just spoke with people who received offers, no takers yet . Steve D Posted June 8, 2016 Share Posted June 8, 2016 May sound dumb but I would check with the town board/zoning board before doing anything. Some towns have regulations against such activities. If you enter into a lease/contract and it violates town regulations you will more than likely be held accountable. Even though you own the land they (the local government) controls what can and cannot be done with that land. If the town doesn't have some type of regulation the County usually does and some times it is both! The town I live in just about everything you may want to do is regulated and if something comes up that isn't regulated they put a moratorium on the activity until they can figure out how to regulate it!!! Not all your neighbors will want it . Fracking was going to be big too..... The farmers , land owners I know who did their vetting turned the offer down. I'm on the 4th year of my wind lease, no turbines up yet. They are saying 2018 for construction. Now with that said solar may be different……. growalot Posted June 8, 2016 Author Share Posted June 8, 2016 I would think by now with the "wind farms" and the fracking...most people would be aware of these things...As I said many things need to happen...Now to my surprise,perhaps because of the way I look at things, they apparently did send out these packets before thoroughly checking out the grid. That would have been the first thing I did before spending the funds to generate the mailings.
