  3. There is a difference between making a decision and being forced. If you don't agree, simply separate from the employer. Your worries about family are added into the decision you make. But, it is YOUR decision. Just like it is their decision to separate you if you choose not.
  4. Slippery slope. I'm sure it'll be a hot topic. You voluntarily work at an employer, you're not forced to do anything. It's also their place of employment, too.

  6. Deer try to bed in a way where they can scent what they cannot see/hear, and see/hear what they cannot scent. Swamps often represent difficult terrain to navigate quietly and efficiently for predators and deer learn this. It's part of the reason why small islands/knobs, and terrain edges represent bedding locations for deer in swamp and marsh country. It's never 100% but mature bucks tend to figure this out. It represents a soft break - a hard break would be deer bedding against a body of water or cliff edge where the same phenomenon sometimes takes place on inside bends in creeks. It cuts down on the areas a predator can approach without knowledge.
  7. Navigable water is one of the most sour niche topics on land ownership; short of access/egress/easement. I've only had one hunting related issue with it (someone walking down a creek), and it burns me to this day. I don't see fishing as nearly as much of an issue IMO, esp if they are respectful, but hunting just seems like a crapshow, personal opinion. And, it's very easy to argue small creeks are navigable. All you need is evidence of a high water mark...once a year.
  8. I'd be concerned with wind based bedding in this bed...usually deer will give up scenting over a swamp and instead scent from woods/land. They can rely on sight and sound in swamps. Not always true, but it's noticeable in that type of landscape. If the wind or thermals are passing through the swamp, probably lower odds that buck is there all things considered. Coming from the woods or across that short cut (where the path is), probably more likely. This is not the easiest bed but he does have a ton of info on it. Really good scouting.
  9. Swamps tend to pull in scent streams based on heating/cooling (similar but not as profound as a body of water). They'll pull scent into that bedding and entrance/exit area under wind conditions you might not expect. I'd look at where the rub clusters are in relation to that bed - sometimes beds have them, sometimes not, but if you find them a short distance away on those routes, that is where I'd probably plan a set initially. Far away enough to get in w/o getting busted, and indicates the buck is probably spending a short amount of time there. Even better if you can ID if those are evening rubs going to a food source, etc. The open area might be OK, but pay attention to visibility there. Usually on set-ups like that oftentimes deer can see into them or satellite beds can. I'm always leery of open areas near buck beds like that - too easy to get into and out of. Usually a recipe for something you don't plan on happening. Maybe this one works, though. Just be mindful.

  11. I haven't looked into BW. I bought into SHLS for solar long term but outside of that and a small Tesla/CCIV holding, I'm not too deep in EV/Energy.
  12. I have the opportunity to materially leverage but I haven't yet. That said, I'm finding I enjoy the reward of being successful in my own right or with my hunting partner. I'm not much for getting access and being placed in a stand that has been scouted/hunted/strategized. I may regret it down the road and my wall might be a little lighter on inches comparatively, but I'm OK with that. What it has done is helped me fund hunting related adventures / future property purchase, etc. It's a very tough market with low margins but thankfully I have a niche that works well.
  13. Heading to Ohio Saturday. Been looking for a NE Ohio opportunity relative to drive time as opposed to SE or central Ohio. Excited to have likely found one - two farms 10 miles apart; one with hills/hollers, and some cattle fenced in on a small chunk. Other flat ag land and a chunk of timber as part of a larger woods. Will make it much easier to get there for hunts on short basis - plus we can keep a camper on site if we want to get all fancy down the road. Looking forward to it and hoping it lays out similar to aerials and contours. 225 acres across both farms with about 55 acres of timber on each. Fingers crossed.
  14. Nomad, I don't see the housing cooling in FL any time soon unless it's a large scale issue beyond just FL. Your logic on renting is fine for those short months (3-4) relative to alot of things (ongoing costs, making it generate revenue while you are not there, etc.). It's always combating the simplicity vs. what is smart and prudent. If you are finding a good place to rent, maybe look at some sort of long-term arrangement. Many FL condos are organizations of some sort with X number of free units at any given time (some owned by ppl, some by the organization). Might be able to lock in a three year block and know you'll be at that building at least and in a spot you like. Sort of a middle ground to renting each year and buying.
  15. My wife has found a way to do this three times over the past 10 years in two different households. It's borderline impressive. I've now physically blocked the switch in this house. Going on two years. Fingers crossed. Sorry to see, but friends will usually donate!!!! LOL.

  17. I got Moderna first shot yesterday. Have had a headache that was a little rough and shoulder soreness. Starting to feel a little better now.
  18. That is alot of turkey gunning, lol. I have old trusty Mossberg 500 12g and then the new .410. I don't see myself ever buying another turkey gun - hopefully.

  21. I don't know anyone who uses BDC who doesn't plug in details to get them on point or close enough to verify at range the specific distances that apply. Almost all of the major BDC makers have an app to recalibrate to "close enough" to then verify. Sig even matches it up with their BDX when you use the RF and scope. It's really NO different than xbow scopes that go on a variety of models. The whole premise is if you use something as advertised - and the manufacturers clearly state detail in the manuals. If someone is competition shooting or benchrest, etc. I get it. But for hunters, use the app, verify at range and then it's good to go with your data set. Most of our scope caps have waterproof tape with yardage lines on them and corresponding details.
  22. He is on the tax hike train.....my concern is how businesses respond to shareholders. Do they squeeze to try to return the same $ value or do they say "everyone one else is affected like us, so it is what it is." Market conditions be damned, I'm more worried about companies trying to cover the gap in shareholder returns and cutting further - which that ends up being the real thing that hurts people IMO.
  23. I struggle with that brand now due to the owner's perspectives. I don't fully avoid it, but I won't spend big bucks there either.
  24. Livingston continued to have openings - despite people thinking its for country res only...it's not. People just don't know the rules and (even for staffers). Openings this week!
  25. I "feel" (and using that in quotes) that we're in a short correction mode here - not by technical terms, but we're losing momentum. Hearing more bearish sentiment in multiple sectors...inflation, housing not being as hot, etc.
