  2. Took my dad to the mall the other day to buy some shoes. (He's 66) We decided to grab a bite to eat at the food court. I noticed he was watching a teenager sitting next to him. The teenager had spiked hair with all different colors - green, red, orange and blue. My dad kept staring at her. The teenager kept looking and caught him staring every time. When the teenager had enough, she sarcastically said: "Whats the matter old man? Never did anything wild in your life?" Knowing my dad, i quickly swallowed my food so as not to choke on his response. I knew he would have a good one. In a classy style, he quickly responded without batting an eyelid: "Got stoned once and screwed a parrot. Just wondering if you were my daughter!" (Found this floating on facebook)

  7. Welcome JupiterGroup! Great bunch of gals and guys on the forum with lots of give and take. Some head butting goes on here as well but you learn to take it with "a grain of salt" (sometimes even a pound). Nice collection of firearms you have there. PS. Yes thank you for your sacrifices!

  11. WNY, figuring closing costs is never easy. You can estimate by calculating the following: 1. Title Insurance Bill - one time payment premium, (formula they use based upon purchase price), departmental searches i.e. bankruptcy, judgments/liens, etc, real estate and school taxes. (If the present owner did not pay them yet then you will either have to pay them at closing to the title company who will in turn pay them to the proper municipality or if the present owner did pay the taxes then you will have to reimburse them at closing for the pro rata share depending on when you take possession) 2. Legal fees 3. If getting financing, remember that whatever amount you are applying for deducting a few thousand for the bank fees, percentage points if any, escrows for real estate/school taxes (usually 6 months), and then you'll have a Net Mortgage proceeds. Then you'll know what you'll need to come up with at the table. 4. There may be fuel oil you may have to reimburse seller for if there is any. Your attorney should calculate all the above and give you a break down as to Net proceeds, title bill and reimbursements, as well as tell you what you need to bring to the closing. Hope this helps . . .
  12. Coming from experience representing real estate clients on Long Island for nearly 20 years, it's never a done deal until the deed is signed over and the keys are in your hand. I've seen so many deals go bust even at the closing table. I hope that doesn't happen to you WNY.

  14. You're preaching to the choir. It took me and my wife 1 1/2 yrs of looking at hundreds of houses before we found our home. 20 years later we are still here. I hated it when we told our realtors our price range at the time and often many of them would show us houses $100k out of our range. Needless to say we changed realtors very often. I hope it works out for you.

  20. That was me. Had over 3000 pictures on my trail cam in 1 month before Turkey season started and about 2500 of them were of tall weeds blowing back and forth
