family first with a condition that obviously you can't end up screwing yourself if there is a delay. They need the loan approval and down payment ready to go with a date that works for you (within reason). If it doesn't, then there shouldn't be hard feelings and if they're reasonable they would understand. I've been in and around land and home sale deals with family and they can be tricky. Sometimes people expect a family discount and other times they can be messy when it comes to inspections and what not. At the end of the day, anyone on the buyer end should go in understanding that while they're family, the seller is under no obligation to sell for a reduced price or make exceptions if they don't want to. Heck I know some that avoid family deals just so that no bad blood is created.

i've said several times that I would go to one in the Roc area, but we never seem to get around to it. Last one that was close was still an 1+ hour drive, but you are correct.

I owned one Toyota. It was a certified used rav4. Well taken care of with under 50k on her. A year or so in the headgasket needed to be replaced. Have never been so thankful for a certified used car warranty. I've owned some beaters in my younger years and other than a truck I had that I should never have bought, it had the most quirks an issues (the headgasket being by far the worst). That said, the v6 option in the rav was nice, that baby had some pep.

tip toeing around the sacred rule on this site not to hunter shame... but the guy does brag about and intentionally target button bucks, which is against NY's management goals. So I do think he fairly opens himself up to some criticism.

Practice. My first few were a mess. It gets easier and the pants method never turned me wrong. If there’s an issue with squirrel it’s that you really need 3 or more for a decent meal and that’s not as easy as some think in the winter. Sent from my iPhone using Tapatalk -

I'm thinking maybe some oak, I know they take forever so wanted to start soon. Any recommendations welcome.

I've done small plots before, but this year I'm going all in with tools and equipment to do larger plots. Right now I have 2 plots, both about 3/4 of an acre in size. One I want to start in the spring and will plant clover or fusion. The other I want to do a fall annual. Thinking winter peas or beets and greens. Also considering radish but some of you didn't seem like you had success there. Anyhow I'm headed out tomorrow to take samples and send them in (wish me luck digging) and the sample form has a spot for "intended crop". PS I might document this whole ordeal but not sure yet. If it matters, I have tons of corn to the north and what i think this year was some kind of wheat to the east and soy. In the past this was corn too. Just south and surrounding is apples, peaches and plums.
