growalot Posted June 7, 2012 Share Posted June 7, 2012 Congrats.....WNYBH ....Wiz sorry you went through that...before we bought this place I put an offer on a fantastic place on Cnty Rd 37....beautiful...contingent on the sale of ours....we were in negotiations with the ppl that bought our place when the other owners showed up at our door....visibly upset...she'd been crying They were a retired couple building a home in Florida at the time I think Andrew..or one of those storms hit...build materials tripled over night down there and a British CEO from a company here came in and offered them 20,000 dollars more than our offer....but we still had a few weeks left to sign before they could legally get out of the contract....I loved that place but hoped some one.... some day would show the same decency to us....and let them out of the contract...I kinda avoid driving cnty Rd 37 now ..but don't regret helping them out...glad it all worked out for you.. 1 Quote Link to comment Share on other sites More sharing options...
First-light Posted June 7, 2012 Share Posted June 7, 2012 I'm on my 5th home. Closing costs always exceeded the estimate. Worst case was 2500.00 best case was 250.00. growalot Posted June 8, 2012 Share Posted June 8, 2012 It would have been the very last stop for the Wayland school bus...so near Springwater...we had house hunted for several years from Bloomfield to Liester and Cohocton to Livonia..Then had op. for Colorado...sold our house and Company sent us out to find a home there...spent a week with a realtor crying...kissed the ground in NY ...saying I'd never move...never know just how good your home state is until you leave or nearly leave...but had just one week to find a place..where we are now. Sent Mr B to Colorado for a year..then Tennessee and finally Maryland ...2yrs later...he was home again..Wild ride for a while...The day after we moved he left and the kids started school... Havent heard back yet, expecting word today. I am going in to finish up the financing paperwork today and then its just a waiting game for that to go through. Closing is set for August 3rd, the day before we leave for Florida for a week and a half lol. Its a big feeling of relief now that I know its just about done. Now the work begins. Im gonna try and have a BBQ just before bow season starts, maybe go to the 3D range and do some shooting then burn some meat at the house and have a few pops. After redoing every room in the house over the last 20 yrs we are now redoing our basement for a second time. Just finished today converting from oil to gas heat and we are making the basement into another TV room. New tile, built in shelving and repaintng. Kids have outgrown the toys and such. Bought our first in 82. That's when intrest rates were 16.5%. Spent a whopping 12 grand for a 2 story, 3 bedroom forcloser. Boy those days are sure gone. Good luck with the closing. We lowballed the seller and got what we wanted, only had to come back up another 2500, but they paid 6k of our closing fees. Plus they bit on all of the fixes we wanted except 1, which is just trimming a tree. Add to it a 3.75% interest rate and the fact it was appraised at more than what we spent, and I would say it was a good deal. Cant wait to get the keys in my hand.... Knock on wood, it will be next Friday when we close and the keys are in my hands. This whole process sucks and I am looking forward to many years before I go through it again! We are planning on making an extra patment or two per year, which cuts a 30 year mortgage down to something like a 16 year. Already picked up a new faucet, as we know the one in the kitchen is old and leaking from the inspection. I didnt bother having them replace it, as we hated the style of it and it was an el cheapo piece anyhow. My fiance said, hey its your first little project on the list.
