I Believe if it is a large planting you need to get permission..plantation type planting..though I do not know what numbers they attach to that. The only reason I asked was because of a guy in our area that made his living selling and foreclosing on land conracts he sold. We had one plae above us he sold 5 times in 7 years each time improvements were made. He would not deal with anyone that had a lawyer.. first late payment and he'd snatch it up....That said I'm sure you have a good lawyer...I bet Lawd. Knows the person I speak of fist name Jack. Last started with a B. -
I get my new drivers license a d change parties...I get a letter saying I have to stay a democrat until the next general election in November! Really they can't change my status in a 7month time frame! Oh I hope they have something important going on...So I can say I voted against it!

Oregon grape holly...I don't know how I missed this one...pretty, semi shade loving semi deer proof and loaded with edible berries with medicinal health properties. Game birds and even Fox and other critters relish the berries and makes good jam. Prickly so good cover ..not actually a holly,not a grape. Easily propagated...I will add as one of my new plantings...the Goji are doing well from last year. The other will be either heart butternut ..though in a far off North corner...They shade and roots can inhibit growth of other plants.

I have to be honest here I have looked and double looked and gone back to "professionals" charts ..and I said I thought it could be a 1 1/2 . NOW most agreed with me on that original picture of moogs, and I am seeing a smaller deer in the next pic.a bit more bulk in body. What I would like to see is WNYbowhunters opinion and some of his known 11/2 yr. Olds..to be honest I do not believe anyone here has shown the quality and over all mass in ny deer as he has from his area.

I assume you checked it's flood plain status. Assuming a mortgage here...That could be onet heck of a home owners bill. -
I only have a half mile and it is steep both here and camp. When the 4 wheeler went to camp with the guys and before the tractor. I would,still do, find a natural dip in the landscape,or a large down fall and tuck the deer in or against it. Then cover with leafs or my jacket. Carry my gun, climber to the house. I would then drive the road to lowest spot possible and park along our property...go in and drag as much down hill as possible to vehicle. Even if it meant a longer drag. At camp it was a long angled drag across the hill increasing elevatation slowly as I went...sleds are great...but if you have a safety harness on ,tiring it up properly a long drags not that big a deal..with lots of bottled water and not to many outer clothes on. All heavy clothes are left at home before I go back out,even in cold weather. Thinking on it more...some from swamp 3/4 mile..but still drive to road below and drag down hill.

Can't say I agree with much of what you say,and I think you bait these guys worse than I, but well said. BTW raising goats is no easy task. Though they are certainly healthier to eat then beef..They also make great garden fertilizer.

The Spypoint I have had issues with retaining the correct date on, started taking fantastic pics again. Then yesterday I pulled the card from 3 days..OMG 1894 pics well I got the turkeys I was talking to..a few deer and a crow. A Fox and shadows of trees across the ground ,moving leafs a total of 6 frames with actual animals...stupid field watch feature kicked on...Well they were actually all good pics,just of the same thing.

I Have to say even if approved...you may be looking at an astronomical amount of money siphoning putting in that septic system. Seriously check that out thoroughly..then there is the well drilling and quality. Lots of water doesn't equal quality drinking water...are you getting any sulfur type smells on your walks? Courious was are perk test ever done? -

TACC..no kidding read those standard contracts and make sure they have specifics on All parts of logging road clean up clearly written and enforceable. With an inspection to be done prior to equipment removal Here is the thing about this...you have to be there...I can't tell you how many people Ive seen rolled over on this point...learning the hard way. -

Ya you can go directly to the town clerk/ tax office and explain you have property that is in limited use and no building due to the state and insist on a reassessment. Got mine down several thou.Oh and if it is road frontage they charge high rate for so many building lots per so many acres.. I had The building lot rate removed,due to the whole 25 being under contract as no building residential. -
Had one on a farm below us last year...hope it made it..would like to see what it was,buck or doe fawn.
