Here outside of Rochester you are looking at around $75-80/face cord, sometimes including delivery. It is much cheaper to cut yourself but takes up quite a bit of time. I personally find it enjoyable to cut it myself if I have the time. I have found that to get a really nice burn it needs to be seasoned around one year. 6 months will do but a year is much better. You also have to be very careful when buying wood from someone unknown as they can bring you really junky stuff. I have a Lopi woodstove at our cottage in Honeoye and it will heat the entire house. I replaced an older Vermont Castings with this. The blower option has made all the difference in the world.

I also highly recommend both of Neil Dougherty's books. Very easy reads and they contain lots off great information concerning food plots and sanctuaries and their preferred location on properties ie. wind direction etc. For example, he advises that sanctuaries be located on the farthest upwind portion of the properties and destination food plots on the furthest downwind portion possible. It would be well worth your time to read both of these books before you start -

Talk to your dozer operator before cutting the trees. They are much easier to push over as trees rather than stumps. This may save you some labor cost Where were you able to find such a large aerial map of the property? I have been trying to find one for mine without much luck -
Agree with Growalot. In addition, if they start talking to agents the land will be listed for well above $1000/acre, likely closer to the figures I quoted. If money is tight, also look into the tax assessment on the land or you may be quite surprised with your tax bill in a few years when they reassess. Much of the land down there has not been reassessed in decades and oftentimes is assessed at 2-300/acre resulting in a very low tax bill. You will then buy the property at 3-4x the assessed value and the taxes that the old owners used to pay on the property have now gone up 3-4x. When we bought our property, it was assessed at $60,000 and taxes were around $1500/yr. We paid fair market value of $130,000 for property and when we got reassessed our taxes more than doubled

Land in Allegany Co does seem to appreciate nicely. My family bought the land across the street from our camp which consisted of 115 acres of wooded land and a cozy small cabin for $130,000 in 2006. I could sell this all day in 2014 for $175000 minimum and quite likely for much more. In fact, the Amish have offered us over 200K though I will never sell. This has been in only 8yrs, though remember the potential for fracking as well as the influx of the Amish greatly increased prices 2-3yrs ago in Allegany Co

If they will sell this land for $1000-1500/acre with road frontage as you say it is a great deal. In our area in Allegany Co (Short Tract) wooded land is selling for around $1800-$2000/acre, sometimes more for smaller parcels (<30 acres) with road frontage

pretty poor shot choices man. Never shoot a deer aiming at its rear. That is a very poor and unethical shot to take. It very well could have been two wounded and lost bucks in one day

It is prime time in 8N . Was out yesterday and lots of chasing and also many wandering bucks

Obvious doe in estrous followed by 6 different bucks with nose to ground this am in 8N. Once rain started, all movement stopped

Cuse I went to medical school at UB. I still had plenty of time for hunting. There is some fantastic deer hunting nearby and waterfowling on the Upper Niagara river is world class especially during the late season. If you manage your time well you will have plenty of time to hunt!

Hunted 8N yesterday and heard nothing. Drove to 9P and at 10am had two jakes sneak in silent to our calls. Didn't hear a gobble all day!!

I have had a Suzuki King Quad 750 for 5 yrs and it does everything I ask of it. I beat the hell out of it plowing snow and also on the food plots and it has not hiccupped even once. -

I believe the torque is 65in/lbs but would google online. This made all the difference in the world for my gun. You certainly have nothing to lose to try different tensions on the screw. -

Did you try retorquing the barrel nut. Mine went from 3in groups at 100yds to MOA simply by playing with the torque on the forend screw. If it is torqued too much it will effect the harmonics of the barrel. -
It is impossible to predict timber value without knowing the inventory of trees. You could have a value of $10,000 /acre if black walnut/cherry versus a couple hundred dollars an acre if just cord/pulpwood. Your best bet is to pay a forester to take an inventory and give you an accurate estimate Logging the land will not make it farmable. In order to farm you have to clear all the trees including popping all of the stumps of the logged trees. This is very labor intensive and if you ask the loggers to do this it will likely cost you all the money you would make from the timber sale. During the course of their work, the topsoil and all of the fertility of the land would be ruined for decades because of compaction from their heavy equipment. It is possible to make a significant amount of money from harvesting timber if you have the right piece of property. We have paid for two of our parcels from one selective logging of each of these parcels. However, these were carefully selected parcels and you need to know timber values etc (or hire a forester) or else you can easily get burned. These days, most sellers know if there is significant timber value on their property and will either raise the price to compensate or log the parcel before selling

Most durable option is to order aluminum signs from Voss sign. They go on sale for $100 per 100. Mine have been up for a decade and still look new. If you are lucky you will get a year or two out of paper/4-5yr out of plastic. Once I changed to metal I will never change back. Do it once and be done

I have not leased through them but they have managed two timber sales on our property. They did a great job and were very profesional
