  1. Never did the tour thing fortunately. Both ours were happy to go to UB. We had two rules, state school and a major you can actually get a job in , follow those rules I’ll pay for everything . One CPA ,one RN .
  2. Everyone that I know says that, everyone in the hood calls …. We are literally the landlords ,medical providers , babysitters to the city . A high number of landlords do all they can to avoid taking calls from tenants, let alone fix anything properly. Im not talking “ flooded “ could be a couple gallons of water on a basement floor . Many times it’s a leak from above , bath,toilet overflowing ,and they landlord doesn’t answer . So we break in , shut it off perhaps move some items under the leak if the caller is a cute girl . Samntha called me from Buffalo once , “ I hear water running in my walls , and there’s a big “ bubble “on my ceiling .” Lol seen that a hundred times, move your electronics, knock on door upstairs, call landlord , if no answer call the FD. Don’t pop the bubble …. Bottom line water can do as much damage as a fire , and my customers aren’t really do it yourselfers .

  5. Fun fact. Many years ago we had a bad spring rain spell, there was one area in my first due where the basements all were prone to water seepage . We ran 60 water problems over our three night trick . Before going to work I asked Mrs Nomad to keep an eye on our sump pump, told her If it stops rap the top of the motor with a ball peen hammer I left out, after that she’d have to call a neighbor . I came home in the morning to maybe two inches in our basement , walked over rapped the motor and on it came … Then in our family room which was added on, and they never did the flashing correct along the brick chimney , so I had an indoor waterfall on the bricks in the family room . I went on the roof and tied a tarp off around it to prevent water from hitting the flashing . Then spent the day pulling up carpet downstairs , shop vacuuming, running dehumidifier and fans till it was time to go back to work and go for calls of a few gallons in an unfinished basement .
  6. Just some thoughts and experiences. My current house when we moved in had a wet basement at times in the spring , I regraded and moved downspouts, that took care of 90% of it . I use a Liberty pump ( locally made and great pumps ) I also use a Liberty back pump that runs off a water line ( Venturi effect ) once during a spring three day power outage it handled all the water with ease . On the job I’ve responded to hundreds of water problems, most from ground water, but busted washing machine lines etc are a real possibility too . I will,never again have carpet in my basement ,I removed ours and put in a vinyl flooring , I will never ever have things in cardboard boxes anywhere near the floor , plastic totes, and shelving off the floor for me .

  10. There’s already a movement against these large vehicles , part of it is reflected in their higher cost to insure them . A number of running and bicycling groups are raising the alarm of the increased danger to pedestrians and bikers as well . Its only a matter of time till lawsuits will be partly based upon their height and God help, you if you lift it even higher .   11. We’re a bit south of your destination, today is cool only 69, the coming week where we are sunny mid 70s - 80 , so I’d imagine you’ll be good . Enjoy ! living where we do , we go west to Erie, then south through Pittsburg,West Virginia etc . Way less traffic and perhaps saw a hand full of cops running traffic details . Mrs Nomad did pass an unmarked one in a speed zone …..
  12. With little to no interest paid by banks , there may be better alternatives for ones cash . A coffee can in the back yard , gold ,silver , expensive watches ,crypto, Hell ammos been looking good that last couple years ! Ive got a grand here in Fla, that I don’t spend it’s for emergencies,or buying things where they don’t take CC or I don’t want the purchase on record . Couple of Gold Eagles and my Rolex if I need to get bailed out or something … Theres been quite a run on the banks there I’ve heard, with banks keeping little cash on now a days ,if something similar happened here ,one stands little chance to getting theres in any timely fashion . Like ammo, N95masks, etc . One needs to be a couple steps ahead of the masses . Which frankly is pretty darn easy .

  16. The struggle is real ! Just back from the gym, icing my leg, then the beach for a couple hours as another couple is due here at three . Sister in law left yesterday ,and another couple is coming two days after today’s couple leaves Friday . I feel like a chamber maid, washing sheets ,towels and cleaning bathrooms every few days , and none leave a tip on the bed. ( insert Pygmy joke here )
  17. Speaking of out West , many years back we were hunting some BLM land in Montana when a couple guys rode up on horses, asked if we were hunting, yep, with who ? Just us. Well you’re on my land ! Now my fiend I’m with is an attorney out west and active in hunting and environmental law…. He tells the guy according to our map we’re on OUR land as it’s BLM land owned by the Gov for all to use . See these ranchers all graze their cattle on it for free and think it’s theirs . So Mr Ranchers bluff fails , but he says well you had to cross my land to get here . Of course my buddy says , it’s called an easement by necessity . Well rather then argue any more with rancher and his workers we simply left. On the way back we passed by a Ranger station, stopped in and told out tale mostly to see how things worked around there . They said did he shoot at you ? Nope, we’ll consider yourself lucky … We we’re 100% within the “ law” but not the “ code of the West “ I guess .
  18. My future son in law plays a lot of those games, now me being a gun guy and well my daughter owning guns got him to move into real guns . I got him a .22 rifle as a starter , right after that he built an AR and AR pistol, because and I quote ,” I do real good with that gun online .”….. wtf
  19. Cameras are at best an after the fact , try to catch them after you’ve been cleaned out . Ones up,high like under the eves have little deterrence, as they know a ball cap and Looking down hides their face . You need the ones on entry points at five foot pointing straight out . No glass on or near doors ,harden jams and doors , alarms will limit their time inside to five minutes or so as everyone knows between callbacks and then notifications to 911, it’ll be sometime before a cop even responds to an Alarm call , They’re very low priority. You need a neighbor like mine to sit out front …

  21. One does the best they can . I recommend enforcing the door jams as that’s what fails , a 1/2 piece of pine is what a persons deadbolt goes into . With two half inch screws on the strike plate . Most burgers will knock first nobody answers they want to kick that door in , in a couple tries . Myself my jams are reinforced ,lights, alarm signs, my storms are locked , my axes, sledgehammer, five foot bar are not in my garage so not to supply forced entry tools to anyone who may get in there . Being away right now a number of my guns are off site , as well as small valuables being in our safe deposit box . Three neighbors are watching the place , two work from home, ones cameras pick up two sides of our house, the other is a cop, who I think got wood when I asked him to watch the place … It’s all about layers .
