I have 40 acres of southern tier land which I may be willing to part with. The land is located in WMU 7A. The front of the land has a nice building site with some wetland (for those kick a** bucks) in the middle and nice old logging trails. The land is loaded with turkery (I mean loaded you are tripping over them) and deer. I saw some bear tracks last season but bear season is closed in this area. I have seen a few coyotes, plenty of racoons and foxes. I bought the land about a 2 years ago for hunting but ended up buying 115acres in the northern zone. The land has a few hundred feet of road frontage on st rt 3. The neighbors are nice and respectful. There is no state land that I know of in this WMU which means no overburden of hunters to compete with. There is plenty of farmland surrounding the area for good food/habitat. I am not looking to become rich by selling this. I am asking 25,000. I DO NOT intend on going any lower and absolutely do not need to sell this. 1. If you need to bait to get pics of deer on your property, thats a bad sign.

2. If you bait and only get pics of does and fawns, thats a bad sign.

Nontheless, I will take it....................for $250 (no typo here).

No salt lick thier or anywhere on the land. Not only is it poor sportsmanship and illegal but would be a waste of my money as I dont hunt this land. Now, I gotta question the ethics of anyone that would look at a simple pic and jump to the conclusion of a salt lick (kind of like looking at an ink blot picture at a shrinks office and what you see says a lot about you). Now that this out if the way.............

The game cam was located on a game trail near an old apple tree (haven't seen it produce much). What you see the fawns picking at is a food plot mixture I sprinkled 2 springs ago. The pic is to give you a general idea of the land. I have some more pics but mostly have vids. The duplicate pic was merely an error as I don't do the forum/chat thing much. I posted the land here as I am placing it on the market and recently found this forum. The land would be perfect for a sportsman looking for his/her own piece of heaven at an affordable price.

Oh, almost forgot the important stuff (easy to do when someone questions your ethics). There are no gas mineral leases etc to my knowledge. There is an old right of way mentioned on the deed from when the land was subdivided in the past to allow the former owner to his farm. I have never seen anyone use this and believe it may be obsolete.

For those of you who are looking for more than 40 acres' one of the neighbors offered to sell me his 13acre adjacent but landlocked parcel last year. I kept his contact info as I seriously considered it but as I stated previously I ended up buying a 115 acre farm up north.

Great to know you are knowledgeable on salt licks and dirt, I won't repeat myself just read my previous post when you are done studying the pic, now let's move on..........

BUYER BEWARE: If you buy this land and don't check every square inch before hunting it, you might be hunting on property with illegal baiting. I highly doubt that anyone who illegally baits, only uses it a salt lick in 1 spot. Think about it....
