250 acres with a house and couple barns, im assuming 500 to 600k. Thats not a huge investment if this is thier full time residence and with live stock /farm they can get tax incentives. Now if they live in the city and paid that much to use as a seasonal home, then they have deep pockets. -

Handle it like a man and kick that handymans a$$. If you need a hand let me know, i can give him an offer he cant refuse. Did you say that was a horse farm..hmmm...maybe we can also give the owner an offer, might involve one of thier horses moving on to greener pastures...lol... In all seriousness bring a welcome gift (helps if you have a little one tag along) and extend a thank you to the owners for giving you permission to hunt. Explain that you wont be able to take them up on their offer because the handyman was quite upset when you introuced yourself to him and he indicated you couldnt hunt. Let them deal with him. Do it now while you have the opportunity. More than sure the handyman has already gone back to them and gave his interpertation of your conversation and im certain he didnt paint you as a good neighbor. -

Wow, having to wank a dog to get hunting permission. Guess desperate times call for desperate measures...lol...hope it was worth the effort. -

Man that right there takes away from the beauty of that box blind...lol...rip that eyesore down and plant a few pine trees on eitherside and in a few years you will have a natural more eye appealing stand...lol..That box blind is sweet, good luck this year.

Came out great, i cant make enough of this stuff. Between my 4 kids and family, that batch didn't last a week.

Down to the wire, this past weekend i gave all my plots their final cut for the year, trimmed some lanes , set out a couple cams, overseeded some plots with broccoli rabe and shot the bow. Im ready!!!!

Last year i drove my UTV up my mountain, parked it 50 yards from my stand. Walked to the stand and as put my foot on the first rung of the ladder stand i turn around and there is a big doe below me about 100 yards. Shot her got the UTV and took her out. Fastest hunt ever. If they are use to machines it really doesnt bother them, if you get too close with the machine they may run off a bit, but will usually stop to look back. -
That might change one day when you start hatching out little Biz's. My wife has zero interest walking in the woods, but my kids love it. She loves the deer meat, but wants no part of the woods, she'd rather sit on the patio with a glass of wine...lol... but she loves the fact our kids enjoy the outdoors .

Once those 10-15 trips are over what are you left with? Mounts, a huge taxidermy bill etc....What equity do you have remaining after 10 -15 trips? To me 10-15 trips is lost equity with no return. Ive had my property for 7 years, i can flip it today and make a sizable return on my money. Heck, i was offered 30k above what i paid the day i signed my contract. Guess that guy was a couple weeks late and wanted the land bad...Like the old saying. " God aint making anymore land". For the most part you cant go wrong with realestate i.e..vacant land, house with land etc...at the least you should be able to make your money back. For me having land is about enjoying it year round with my family, i could care less about traveling abroad to kill animals. To each their own.

Too much to list, but one recent enhancement is i had a guy come in with a dozer and made a road up my property (road goes straight up the mountain and then was connected to an existing road that runs through entire center of property) so that i can access the higher elevations. That road ultimately enabled me to get my tractor up the mountain and has lead to 3 more food plots in areas that are much more secluded and in very close proximity to my sanctuary. With that one road i can now access all points of my property.

Putting in a plot is no slam dunk to getting a deer, but it definitely ups your odds. Great job. Hope to see your daughter in a pic. with a deer down. Best of luck!!
