I know of him, too. He seems to do well. I am friends with one of the Whitetail Properties reps in KY as well. I'm trying to exhaust Ohio before diving head first into KY. Alot of learning going on and alot more to do.

there's someone on this forum who told me about him. But I can't remember who. They took 3 or 4 great bucks already in velvet. Seems like they take 20-30 nice bucks each year. I think he expanded to Ohio as well.

I know NY isnt Iowa but always thought it would be better served to be close esp the older one gets.  And also all the time and money invested in travel can be invested into improvements in the land.  Might be cheaper in another state but time is even more valuable than money.  And could spend more time with improvements and still have some great deer to hunt nearby.  Unless i was planning to retire in that area one day. 

I'm open to the right property here in NY but I also know that what I want isn't readily available and would take a perfect storm to find. We'll see if it happens.

The value of time is very important to me. I don't get alot of it off of work these days, and what's left after time with family means I want the best ROI on that time I do spend hunting. I'm kind of over busting my rear to get 1-2 chances per year at a 120-135" buck  here in NY, in full transparency. No doubt there are some great bucks taken in NY each year, but as the saying goes, you can't tag what isn't there. After spending time in the midwest the past few seasons, I can honestly say I'd trade 10-14 days there for 3-4 mos of hunting here. It's just that much better of an experience IMO.

Looking into a small piece in Ohio in one of the top flight deer counties. Sets up well for hunting with predominant wind, has some fields for cover or food plot, elevation changes, creek bottoms, etc. About the only thing it is missing is a second access point for dead wrong wind and maybe some natural funnels along field edges. A bit light on thick bedding cover but that can be worked on. 

Called the land specialist - I asked him to share more details than what is online. He pretty much said all he knew was online - so I inquired about neighbors, and he knew nothing. I assumed he would be familiar with neighbor situations given the land specialist angle. I knew more about the neighbors from online than anything. Asked him about the trails leading into the three bordering properties and he couldn't tell me much. Didn't ask for my number to call back either, despite answering the questions as best he could. Property has been on market since June-ish. He said the owner inherited it and has owned it for some time, yet tax records show two sales during that time period (found out after I got off phone). It looks like it lays very well but I'm trying to decide if I want to go visit it or not this weekend. Part of me is saying potential flags, but the other part is saying - good county, right layout, price is OK, etc. 50-50.

Spent alot of time trying to find something in NY this past week and nothing. Deer season is underway now in Ohio so I am trying to balance hunting-related time spend and searching for a purchase property. Logistics are not friendly as a few parcels I want to look into are 3-4 hours away from our leases in Ohio. Hard to hunt PM and look for property in AM that way.

Interest rates keep going up so that is not cool.

Cheaper Ohio properties all seem to be hilly/contiguous woods. Not alot of primary edge or transition habitat on the market. Still interested in 2-3 parcels and will try to make a visit second weekend in Oct. if still on the market.

Interesting .... I'm going to be listing my property in about one month with a realtor associated with Zillow . I've been hunting this property for 40 plus years and it produces every year . Part of the property has been zoned to be wetlands ( according to DEC )  but there is lots of road frontage and a good spot to build a structure .  Getting older and can hunt behind my house if I'm still up to it ! Its a strangely shaped piece of property but it has a nice stream running through it and is decent hunting . I've pretty much gotten the Trespassers under control - they are now fully aware of the cameras thanks to the local PD ! Naturally I'll be looking to sell after Hunting Season !

Should share an update here. Still looking and searching every single day. Found one parcel in NY I liked about an hour ten minute drive south. Not ideal but I can swing it. Has one border I am not excited about and the DMP allocations are not high/high, which I am also not excited about when digging into that WMUs take and ratios. It's not horrible, but I'd be concerned with materially lower numbers than areas I currently hunt in NY. 

Property lays out well for hunting IMO, short of the one border, which has a public access trail nearby. Both themselves are not knockouts individually but combined, I am less excited about it.

Ohio has been a whiff so far. Alot of retained OGM rights coming up on properties as of late. Kentucky I am still getting a feel for and haven't seen a must have property yet.

Missouri - dang it. I've seen 3-4 properties that peak my interest in my range and the area I prefer. I so want to pursue it but my wife is more hesitant and that is giving me pause. 15 hour drive. One was a stunner in terms of hunting layout and documented history of bucks taken. It went off the market in less than a week. 

Still looking for that perfect place.

is there an easy flight to MO from WNY? that drive sounds terrible

MO is a big commitment due to the distance unless it eventually becomes a full-time residence down the road. GL

Yes, will be there for the third season in a row in a few weeks. I have capability to work remote for short periods of time so in theory I could get a decent amount of time there around the calendar if need be. 15 hours each way is a time suck though. My wife knows that just makes things a bit harder. For me, once you get 8 hours in, I feel like going 15 isn't that much more, LOL.
